UPDATE! THIS HOME JUST WENT PENDING - LESS THAN 3 WEEKS AFTER BEING RE-LISTED and RE-STAGED!  ;=)

I just completed staging a two story home (also see "How to Transform Two Bedrooms Into Four) with a little bit of "mine, hers and theirs" mixed together to make it work. The owners had the home listed and staged previously with no offers and were very reluctant to spend more money.

We agreed that we would use the formal dining room set from their new home, a spare bedroom set owned by the realtor, and I would fill in the remainder of the rooms with furnishings and decor as necessary. The result was a fully staged home at a very reasonable price.

In a "HOT" seller's market, I would have probably never considered being  this creative about Staging. However, these days, we do what we can to get the job done. Here are some BEFORE's and AFTERs of the property.

Janis -- What great furniture was available for your use!  I've had to "make due" with a "granny" table and some overstuffed furniture, trying to make it look chic!  Lovely staging -- absolutely beautiful.  Makes me want to see it!

I think most stagers will agree that we have to find ways to make staging affordable to sellers, as their fear of have the home on the market for some time causes them to hesitate to invest more $$ in staging.  Good work!

Karen - Everyone was pleased. Now we hope to get an offer soon (doesn't everyone, but this place is now aggressively priced as well!). I'll update the post when that happens!

It's amazing how creative we can be when on a tight budget. I think those jobs are more satisfying in the end.

There is nothing wrong with using furniture from the homeowner so long as it is nice and in keeping with the style of the home.  Very nice work!

You did a fabulous job and they had great pieces to work with.  Luckily they had contemporary pieces and you didn't have to use ugly outdated furniture.  That can be challenging.

Janis ~ I LOVE this look and you accomplished it very creatively!  Using a mix of furnishings is much more interesting IMO than everything "matching."  Your colorful large art in the upstairs hall really made that space come alive!  And those Dolce chairs are great too.  But the thing that makes the look irresistible is your fantastic photos!  I'm sure there's a lot of renewed interest in this home and a quick sale in the future!

In this market, most of us are doing what it takes to work within the budget restraints to get our clients' homes staged. You did a great job helping your clients. The home looks great!

Great job! And good for you for considering the cost and thinking outside of the box.  The rooms are so much more appealing as a result of your work - and as another stager wrote, the buyers don't have to think as hard when the home has furniture in it and looks good!

Maureen - That large art piece is really fun. The only challenge is that the two benches under it were made by the owner. They're such a fun fit with the canvas that I'd love to have them myself, but I don't imagine she'll part with them!?!

Kathy - thank you for the comment. I've been getting more and more comments about my pictures and I have to say that A LOT of it is due to the wonderful photos I see on ActiveRain that have inspired me to keep improving my photo work.
