I have been on a little trip and one of my associates and I were just talking on the cell phone about Buyer Agent Bonuses while I was driving through Tennessee...

We both agreed that it is rediculous to offer a "Bonus" to an agent that is already getting a commission. Why not just lower the price...

So here is where it got funny... I got back to my computer (I bring it with me of course) and the very NEXT email I get says....

DON'T MISS OUT ON MORE GREAT SELLING BONUSES!

I just had to laugh!

The funny part is that the agent sending this is a good agent and knows that these things are gimmicks and that the reality is that the price of the homes should just be lowered or give a credit back to the buyers...

My associate and I in Charlottesville Agreed that Real Estate "Bonuses" should just go back to the buyer....

No more games....Please....

I like to lower the price as well.  It may get you into a different group of buyers.

Its more important to get it sold so lowering the price is a no-brainer compared to a buyers bonus.

Love the picture....  After going through 4 down markets I have seen the same thing happen every time and they never work, save on very, very low end homes.  I listed a relo and sold it in 52 days with a 2.5% commission.  I said "hey, the banks are doing it, so why should I go broke on a 38% referral?"   No one balked...and bottom line it sold.  Why?  The house was nice and so was the price.  It comes down to that every single time in a down market.

Charles, My listings do get more showings when they have a buyer agent bonus (assuming the price is reasonable).  It doesn't mean it will get an offer but they do seem to get more showings with the buyer agent bonus.

I have had builders in the past (when times were better) put the buyer agent bonus on the homes in order to keep the appraised values up.  They are thinking they have an entire comm to sell and would rather keep the "sold" prices up.  I've noticed (many times) that the buyer's agent does "give" it to the buyer.  They'll ask that the seller give that $ amount in closing cost to there client.

Great horse picture!  I also like those "price reduced" signs put on houses.  It's a sort of "fooled you once, let's see if I can fool you again" because they are probably still overpricing the house.

Charles, this is so true.  I'm working more short sales right now.  Lowering the price only brings a feeding frenzy and usually results in the home selling for more than full price.  Love the horse!

Great post and all too funny!  Normally I would not accept any bonus except if I did one side of the deal for nothing to help a distressed seller.  I may be inclined to accept a small bonus if it were offered on the buy side.  However< i would never sell a home based upon a commission or a bonus.  It is always the buyers choice.
