Geesh... We came very close yesterday,,, Rosemary and Joe in the Springdale section of Stamford own a beautiful townhouse cluster home and they have maintained the home almost to the sink strainer . They win this years award for an almost perfect inspection. The almost sad list of needs amounted to only:

One non-functioning gfci 

One loose sink faucet  

One missing electric gem box cover  

An oversized filter in the high efficiency furnace (and because of that the cover was off) This will reduce a/c and heat efficiency as it will suck heat or cold seasonally from air in the attic. 

Add weatherstripping on the door to the garage and eave space.  

Sand a rubbing bathroom door.

I thought I'd gone to heaven...and of course because it was a pre-listing inspection there wasn't even a realtor to receive the good news.

Oh well,

It's nice to see folks that take pride in their homes eh!  I was fortunate to of inspected a similar property recently too and the seller, who'd lived their for 30 years, was onsight to give my buyer lots of home history.  He provided past maintenance experiances, including the warranties, told him how to maintain the inground pool, and even told him about the flower, strawberry and aspargus gardens.  Was a great experiance for everyone involved and sure made my job easier to boot.

I did an inspection on a two year old home with only two issues, one non-functioning smoke detector, and "duck" tape falling of heating ducts.

A two year old home should have little or no problems.  Duct tape peeling is typical...your supposed to use duct sealant not duct tape.  I've found smoke alarmss with the orange dust protector still taped to it 10 years after installation. crazy world.

Stephen,

We have mechanical contractors who still have not read a code book in years. I find duct tape in way too many instances. The sad part is our municipal inspectors are not catching this.

Does new construction count here?  I'd like to put in a plug for Chambliss Properties down here in Mississippi for the quality of their construction.  Most of the time, they make me feel almost useless.  Even when small defects (usually of an oversight nature) are noted, they are actually appreciative of having them pointed out.  Chambliss contracts with only the most conscientious builders for all their projects.
