The Villages of Brentwood are on tract to equal 2008 sales. There were 2 sales in the first quarter of 2008 and again in 2009. There is currently one pending. Because the prices typically range from the $120s to the $230s it's not possible to see a trend in where the prices are going this year. With only 2 sales the numbers could be anywhere.

There are 11 homes on the market. This is a great number for this neighborhood. Over half of the sales here are first time homebuyers. With the economic stimulus of an $8000 tax credit, you can see while we're expecting the sales in this neighborhood to be strong all year.

Connie....those are some great prices for the first time buyer! I wish I had some homes in that price range in Midtown. We can do condos in that price point, but not houses!

I've got to get started on more market reports. Thanks for the reminder!

Lenn, this was the first neighborhood I farmed when I moved to Nashville in 1995. They've always had about a 10% turnover rate. I used to work with a Michael Lee, but he moved to Vegas years ago.

Thom - I have 2 more market reports and then I'm done for a couple of months anyway!
