We had the pleasure of going on a listing presentation with an elderly lady who had made an appointment. We were prepared with the usual arsenal of CMA's, Our Sellers Guide, MLS data, camera, etc.. We arrived on time and the lady greeted us and was showing us the outside of the property, which had great potential but there seemed to be an odor. When we finally made it inside, the smell we were smelling on the outside (SKUNK) was twice as strong inside. The lady admitted to us she had a skunk problem! In talking further we discovered she had purchased this home as a FSBO and never thought to have it inspected. She thought she had made a great deal until she discovered numerous other problems which had cost her MEGA bucks to fix. Its seems the skunks had been there for a while and the prevoius owner had blocked all the floor vents with carpeting to try to contain the order outside, but this caused the heating system to fail.
Moral to the story....HIRE A REALTOR AND GET YOUR HOME INSPECTED BEFORE YOU BUY!
