MyHome MyCoast was launched in April 2009 by the Gulf Coast Renaissance Corporation as a perpetual fund to assist thousands of residents and potential residents of Mississippi’s six coastal counties. The long-term, stimulus-style housing program will provide homeownership opportunities to private individuals, focusing on those who have been negatively impacted by the devastation of Hurricane Katrina and/or the recent national credit crisis.
 
Through it’s initial goal to bridge the gap in affordable workforce housing in the area, MyHome MyCoast – which is a partnership developed by Renaissance with Mississippi’s largest financial lenders, the Gulf Coast Business Council, Enterprise Corporation of the Delta, Mississippi Development Authority, Gulf Coast Housing Director Gerald Blessey and several community-based organizations – also provides many benefits to South Mississippi, including stimulating the private real estate market.

 
Who can participate in MyHome MyCoast?
  • An individual who is not a current homeowner in any of the six eligible counties.   
  • A renter interested in becoming a homeowner (cannot have owned a home in the preceding six months)
  • A person displaced or affected by Hurricane Katrina who wishes to purchase a home in the six coastal counties.
  • A new resident to the six coastal counties.
  • An individual whose household income is not greater than 120 percent of the AMI based on the most-recent HUD income limits
What type of support is made available to applicants of the MyHome MyCoast program?

  
Homeownership Counseling Partners will administer the NeighborWorks model for homeownership education and counseling, which includes:
  • Orientation and assessment of the participant’s readiness for homeownership
  •  Enrollment in the NeighborWorks Achieving the American Dream program, an eight-hour homeownership education course
  • One-on-one counseling tailored to the individual needs of the participant for credit repair.
  •  Post-purchase counseling to prevent foreclosure required prior to closing on new home.
 
What are the financial benefits to participants of the MyHome MyCoast program?
  • The program leverages local lenders’ mortgages and offers a zero-percent interest on a second mortgage funded by Community Development Block Grant funds. The mortgages, which are 30-year, fixed-rate, have a loan-to-value position of 40/60 percent, with a graduating scale based upon household AMI. 
  • Flexibility in lending as the local financial lenders will not be burdened with selling loans in the secondary mortgage marketplace.
  •  A down-payment-assistance grant based on the AMI, ranging from $14,300 to $25,000.  Click here for chart
  •  Up to $3,500 grant funds toward closing costs.
  •  Taxes and insurance will be escrowed by the lending institution.
  •  No origination fee

We have been in the same rental house for 6 years and really need to buy a home. This home has some damage from the hurricane and could be releaveled if we moved. This home has just gotten to small for our family of 4. We have been trying to save for a down payment but we feel like we just don't have enough. It would be a prayer answered if we were able to own our own home. We would like more info on this program please.

Hey Im Justin Berry, I was a victim during Katrina and Me and my family were misplaced through out the whole ordeal. It was hard for my mama to take care of all of her children and grand children. Now that I am 21 and have two jobs, I know now I can try to help get her a real house and my family some where better then what we have. I just want to know how I can get started w/ this grant to help build our home. I have been working construction for quite a while now and love building things so it can be a great help and experience for me and my family. Thanks!!!

if you just purchased a home and you can't afford it, I can lower your rate to a 2%-3.5% and that's a guarantee.  Another thing is for the down payment issue, if you aren't eligible for this program if you put 3.5% down on your new home, you get that 3.5% back at the end of the year.  That's one of the obama plans that are out there to help new homeowners.

they have the same type of programs nationwide, just different names, but they're is always a catch to these programs with balloon payments and all. A lot of these programs have their niches.

The city of Biloxi Ms sent me at letter on October 2008 for me to either raise, demolish or relocate my home.  I was effected by Katrina, and I finished rebuilding my by 12/07.  All I had left from a insurance accident clain was under $23,000.00. Allstate did a ICC claim, and awarded me $30,000.  to raise the house to 19'.7" in the air. The bid was just under $50,000.00 thousand.  I gave them the  first payment of $16,000.00 plus. They are waiting for the last check.  It should be here in a week.  They don't do the repairs/damages.  The job is done, but I don't have the money to finish the project inside the house, and the repairs to the porch.  I wasn't expecting all the damages to my home.  I was hoping to be assist by F.E.M.A, but it's been over the 80 days notice, so it's to late to receive any assistance.  I at my wits end.  I'm 60 years old and only make $722.00 per month to live on.  I'm disabled and can't hold down a job.  I don't know what to do.  I don't want to leave my home.  Is there anyway your program can help me?

We live in Biloxi on the river, and its Not true that Biloxi sent any letter out stating you have to tear down,raise up or demolish your home. EVERYONE on the river received plenty of f.e.ma. money. I know that for a fact.Some people who are disabled,work under the table.Which is against the law.I hope your program will help all the HONEST folks who really do need help.I hope you make sure that all who write in asking for a hand out ,to be investigated before handing any money over. thanks

I have been very interested in buying a house for my family. I just recently had my first child in October and I would love to be able to raise her in a stable home. Right now im renting a two bedroom trailer in Gautier that I know im paying way too much for. I have a very secure job and I have been there almost two years now. I work with a girl who got a Homeland Grant for a house in Gulfport. She gave me the information about this website and i would be ever so grateful if you could tell me more! I am very interested in buying my first place. Me and my husband would like to purchase a nice home to raise our 2 childern. We are currently renting a place and would love to be able to put our rent money towards our own house. We are young and don't really know how get our own place. I have been to the bank but with my credit score and income so low they couldn't help me. Please let me know how I can apply for this grant program.

I have been working with this program for over a year now!!!!!!!!  They ask for verification of something, and when I give it to them they need something else, i get it for them and then they need proof of something else!!!! This program is a waste of time and now the assholes have made me miss the dealine for the $8,000 hhomebuyers grant.    If I had know that after all this time, I wasn't going to get the $8000 or the MHMC grant, I would have never moved out from where I was lliving (RENT FREE) 

Because of the lies of this program I am in a WORSE financial situation than before and out of all the money I spent on an accountant and inspections and a realtor,  and now they say if I want to close I'll need another inspection!!!!!!!!WTF   I have spent way more then $500 out of pocket that they promise you and I will not get any of it back!!! 

They only people that benefit from these programs are liars, that hide the fact that their baby daddy is really living with them.

I would like to see if there is any help for my son and myself to purchase a home. My husband passed away in 2007.We had to move in with my daugther and her family, 6 of us live in a 3 bedroom trailer. It goes alright most times, however it does get trying sometimes .My son is 13 and sometimes he needs his on space, and sometimes I just want to be alone just the two of us. Any help or advice will be much appericated.
