Don't you just love it when you call a client and they are upbeat and positive about what you are doing?  The post I wrote about the http://activerain.com/blogsview/1016230/First-home-Ive-ever-listed-that-didnt-need-to-be-staged-first the first home I've listed that didn't need to be staged first, is not entirely accurate, they actually DID do everything that was required to make the home show staged and ready.  Thank you to them for listening and doing what they trusted would work. 

SO when I call today to see how they are doing, they are just as excited and upbeat as the day we listed. WHY?  Because they have a wonderful home and are confident that when we take it on broker tour next week, someone will have a buyer who appreciates all they have done.  What if that doesn't happen?  Well, it's likely to happen, because I find happy homes generally sell.  they must be well priced of course...

Have you ever noticed how unhappy circumstances in a home can cause a sort of "negative" energy in the home and surroundings?  It is subtle, sometimes not so subtle, but definately affects buyers going through the house.  I try when I list a home to be sensitive to some of that and have had counselling sessions with sellers who may be resisting the move, or one spouse or child resists, and it casts a sort of "spell" on the house.  Clearing the air can relieve alot of the house stress and lighten the flow of energy.  Sound funny?  Not really, feng shui experts and others will tell you it is true.

Terrylynn, That's an interesting perspective. I know my buyers and I do get a "feel" from a house the moment we walk in but I don't know if that's the mood or just the condition of the house.

Terrylynn is this ever true.  Too many times I get that "bad vibe" when I do the consult and then after the fact the agent tells me that it's a divorce or separation situation.  Perhaps it's good that they don't tell me in advance or I may not want to go.  Rarely do those consults go smoothly and I don't think any of those homes have sold...we're talking over 3 years now.

TerryLynn, absolutely right on!  Especially today when many people are having to give up their homes, the negative energy engulfs the dwelling.  I'm not sure how we can work to reverse that.  I for one would not be able to change my energy if I were facing the loss of my home.  It would be like mourning.

Vanna, as a Realtor showing homes have you not had the experience of a buyer just needing to leave a home and they counldn't really put their finger on why or what it was, it was just a "feeling". That is what I am talking about.  Sometimes staging can assist with the cleaning out of the space emotionally as well as physically, sometimes it takes more.  WHOOOO WHOOOOO I have been know to do a little sage dusting of a property, especially after messy divorces.  It helps.

Barb, the condition is a visual thing, the "feeling" is what I am talking about.  Just think about yourself on tour, some homes just feel good and others feel oppressive?  IF our feelings affect us and others that are around us...and our "stuff" is everywhere, it holds onto some of that.

Ginger, omg that's amazing.  There is the statistic for Vanna actually.  I know others have had this experience and I have had a couple of condos, same complex, same amenities, same price, etc and one will sell and one just sits?  Go figure?  The only difference was the circumstances of the seller and the "happy" factor.  I dusted that house twice and it finally sold.  Hummmm.  Perhaps we can collaborate on a book or something (in our spare time)...

Terry, yes...well mourning does have it's stages too, right.  I usually talk about that and the stages and try to get them to a less oppressive, resistent stage.  I recently consulted with a woman who was resisting a great deal and she really wanted to stage!!!  She finally said "I know I am resisting, I just don't want to move, even though it is good for our family, and I feel like you are wiping ME away.  And my THINGS represent ME."   We had a cup of tea, and later she said she prayed on it and realized that she was inside and that this was a way of the universe (God) making it easier for her to move by letting her release first by packing up her things to go along, then removing some of them to get them packed away and last stage to do the actual move.  She loved the STAGES analogy once she got that picture.  It helped ALOT.

We JUST staged a house like that... very nice couple, clients of my associate, "ready to move on", TERRIBLY distressed after staging, because it was not "home".  All their things, mind you, (we brought in 2 pieces of art, a throw and a couple of pillows), but just not in the same places they have always been.  2 weeks, he said, 2 weeks, get it sold and he would let it be, then back to where it was...

It is so true that homes just have this energy.  I know I felt the happiness when I walked into the home I live in now.  On the flip side, there's a house in my neighborhood where the last three homeowners have ended up divorced.  That's a place that really needs an energy overhaul!

I showed a home once that had a medical office in the back.  This home had lots of square footage.  When we finished viewing the home, my clients told me they felt weird.  Like the hairs on their arms were standing up.  It kinda freaked me out.  I did not feel anything.
