This week I had the opportunity to sit with other local Managing Brokers and listen to the Morehead City Town Manager Randall "Randy" Martin discuss the local budget and cost effective planning from his perspective.
"Shining Moments " are discussed as Manager Martin reviews his course of action to maintain low tax rate for citizens while continuing slow growth/ economic development.

Current projects funded and moving along smoothly include Recreation/Parks and Leisure general fund of 12.7 million (project costs- land owned ) which are building walking trails, fishing piers and a very impressive new ballpark. He found that NOW is a great time to get bid as contractors are competing for business and in return the town is receiving impressive quotes.
As a side note : With proper planning the town has acquired land in a cost effective manner going from 8 acres of acquired land in 1994 to 80 acres currently for Parks /Rec and Leisure !
With property values receding, it is apparent that next valuation will reflect a dip in value due to sellers needing to sell. Impressively, 2008 Tax collection came in over 99% which has kept the revenue structure in line.
(This and smart growth have allowed for improvements to continue without citizens picking up cost via tax rate. When 2008 valuation occurred, the rate was dropped to "even" the costs.)
We are awaiting the Obama package and have 15 million allocated with 12 million being used for utilities. An environmentally friendly water treatment plant is on task.
Bidding is taking place for the old high school to be converted to a new centralized county emergency operations call center for 911 and dispatch.
The session was very insightful to learning that Morehead City is stable and the economy is lending opportunity for improvements to the area. I will be looking forward to hearing more about the projected Saltwater Fishing Hall of Fame Facility and the Morehead City Downtown Revitalization Project that will be adding water access/ day docks for boaters to stop at our local establishments and shoppes on the Waterfront.... We all know Morehead City is a Fishermans Paradise and we want to welcome visitors both by land and sea!
