45 new listings, and only 20 new contracts in Arnold (21012) during April 2007. Now THAT is a scary figure for home sellers! Yet, as a buyer's agent, I encountered an Arnold home seller (and agent) in April who acted like it was a seller's market - holding out for top dollar, demanding a seller's contingency, and generally ignoring the facts of the marketplace. So keep in mind that statistics are just numbers, and they don't reflect each and every home or situation.

Here is another interesting fact: There were 7 contingent contracts in addition to the 20 new sales. This is a situation that we haven't seen for a few years, and it reflects the "desperation" of home sellers in today's market.
