After spending a few hours online to post local sales statistics today, I can't believe the market isn't FLOODED with home buyers!  We real estate agents must not be communicating to buyers exactly how great a time it is to get out there and buy a home.

Interest rates are still very low, job security (in the DC-Baltimore region) is great, home prices are down, and home sellers are often giving away everything including a brand new kitchen sink!  Sellers are taking huge price reductions, offering incentives such as country club memberships or a year's worth of condo fees, paying buyer's closing costs...  WHAT ARE YOU WAITING FOR????????  This market is made for you, if you're a home buyer!!!

You are absolutely correct.  There is a silver lining in every cloud and as real estate professional we have a win/win....buyers market...sellers market....hey, key word "market"....we simply need to get the word out and show the advantages of the current condition.  I appreciate your words...it is too easy to get caught up in the 'remember whens'.

Remember the frustration 2 years ago when you were working with buyers and they couldn't buy a home...because of the bidding wars.  Contract after contract....We all wanted listings.  Well in this market give me the buyers....I take referrals if you are bogged down.

Ask your buyers. Thats what I do. Most don't think we have come near the bottom yet. Most are worried about "The Bursting" that so many are freaking out about. The numbers don't support the idea of a "Bursting" - but Lord knows that we are seeing huge inventories and low sales. In my area, despite all this, last month my county saw average home prices rise by 13%!

You may be right that buyers don't think we've hit bottom yet.  But the only way they'll know is to miss it - they'll know when prices start going up.  OR... prices keep dropping BUT interest rates go up.  If we agents don't educate people around us, who will?

I recently wrote a letter to the editor in the Annapolis paper, responding to a "It's such a bad time in real estate" article - You wouldn't believe how many people have contacted me since then, both buyers and sellers.  People want to hear that you know what kind of market it is and how to deal with it to benefit them.
