Another good point Dale - why have ALTA surveys & Phase 1 environmental studies performed if the structure itself isn't sound?

I was runny out of time so I had to submit this post before I was all the way done with it.
It sure does not do a lot of good to have them performed if there are thing wrong, inside and outside of the structure itself is not at all sound. Thats for sure.
Structural & mechanical is the key. I did a hotel in S.A. a few years ago and it was quite a process, took me almost a week and had to go back for several re-inspections to finally get everything to pass inspection. I have also done a few car dealerships and you really hae to deal with a whole laundry list that are different from other inspections. And folks say we charge tooo much, if they only knew.

The structural and mechanical parts of Commercial Property's, sure do take longer. Than the Home Inspections that we do. Seen that theres a lot more to look at with them. If folks would only take into account, the time it takes to do the inspection and the time it takes to write the report. They sure would see, we really do not charge too much.
