Wal Mart "Superstores" are having a tough time getting approval to build and open for business in my city and the  surrounding counties.  The main reason for their disapproval here is how enormous the Superstores will be. They also argue the added traffic this will bring, the possible closure of other retail & servces selling the same products, and if Wal Mart were to ever close their doors then will the building sit empty for a long period of time or what could it be used for?  

Curbing the traffic around all growing areas is a joint effort and is the responsibility of community leaders and individuals to do their part.  Just like protecting the environment with building "green" or driving hybrid cars. The competition aspect that this will close those business that can not compete, well this is nothing new to business economics it is the base for entrepreneurial and capitalism.  Lastly, if Wal Mart were to close their doors the building could be retrofitted for a school, office space, boys & girls club, government office, manufacturing plant, athletics club, mini mall, entertainment venue, convention center, the list can go on and on for what a valueable structure this could be if not a Wal Mart.

The community leaders here seem to want to limit the size to no more than 35,000 sqft buildings should be built. Even though the public has voted and elected to approve Wal Mart's application.  The Mom & Pop stores and competing business are releaved that for now Goliath will not open their doors to compete today.  The losses of services and savings to consumers seems almost unfare because others just like them did get a Superstore in their neighborhood.  How about the loss of tax revenue to the city or jobs here and abroad that a new Superstore would create.  Competition for business is what this country was built on and is about.  If Wal Mart can help more then it can hurt then should it not be supported and allowed to conduct business?

Wal Mart is a double-edged sword.  Our community fought them off-the public groundswell was AGAINST them even though the politicians were wooed by the idea of additional tax money.  We didn't want the traffic, the dirty stores, the 24 hours of lights, the free RV parking in the lot, the price-cutting to eliminate competition, the low-paying jobs with no benefits, the crime and safety problems, the empty big box in 5 years (and make no mistake about it, no one wants those buildings when the big boxes leave-they all want new buildings).  On and on.

We actually had the "Not another Wal-Mart" campaign going here in Bend. We have two stores within 30 miles of each other and another super store planned directly between them. No building going yet but once the transportation issues are worked out, I'm sure the powers that be will have it up soon. Interesting post : )

Leigh  I have only visited half a dozen Wal Mart stores and superstores.  They seem to be as well maintained as any other retail mall.  I have visited these locations Maui, Arizona, Washington, Oregon, & Texas.  Thanks for a different look in another part of the country.

Our community fought it for 2 years here. But, lost........I was neutral. I could see both sides of the issue.

Being from the South, I love Walmart. But, being on the Saline Chamber of Commerce at the time, I knew we would hurt the small mom and pop stores. Anyway, the day it passed the township planning committee, the bull dozers were here.

So we will wait and see. Actually the people that fought it tooth and nail were newcomers to Saline.

Kelli  I love Bend! My family visit your area to ski in the winter & fish in the spring, what a beautiful place. When I was there I needed fishing gear, I found the exact items for way less then at G.I. Joe's.

If the rules are for 35,000 sq ft. then they should be the same for everyone. Wal-Mart should be treated like everyone else. We love Wal-mart in these parts. Their future lies in smaller stores but am not sure if they know it yet. If you do not like them then do not shop there. Your town would not like a refinery either but the people love to drive with gas made elsewhere.

Unfortunately, many people have a NIMBY attitude, they want the convenience and the low prices, but don't want the traffic and paved parking close by.

In this area (Dauphin and Lebanon counties, in PA) there are 3 WalMart Supercenters (One east of Harrisburg, one here in Palmyra where I live and one in Lebanon). There have been attempts to build another in Harrisburg (in a prime shopping area) and another in Lebanon (on prime farm land just south of the city).

The 2nd Harrisburg store was proposed at the current site of a large Catholic church and elementary school. Two years of wrangling and accusations led to the township turning it down. The Lebanon site is still in litigation as a group has sued to force the township to revert the zoning change approved a year or two ago back to it's former zoning. That had been approved for light industrial but not for commercial retail.

Great Post and one that really speaks to many people. I don't know the right answer. On one hand I think the superstore question is one of exaggeration. On the other hand, If I had a business that was effected by I would be really upset. I empathise with those leaders that must choose the right course for their communities. Nothing is as simple today as a yes or no. Now it is a where ,why and how much and after that is answered, it must then have a good reason as to why it should exist. We live in strange and difficult times. And also a time of growth, new opportunity and a new level of personal excellence. Those two statements taken together expresses the quagmire of most everything in life today. From Homes and Sales to clothes and fashion. Heath Care to Retail and enough technology changes to spin-dry most of the brains over 30. Opps I just admitted I am over 30,lol
