Buyers like SPACE!! But just because your home is big does not mean that the space will be warm and welcoming to a buyer. This LARGE FAMILY ROOM is the first room a buyer will see when entering this home. Is it welcoming you in??

This room has a beautiful stone fireplace and large windows that go two stories high. Another feature that is not obvious to buyers is the fact that this room is a sunken family room. These features are getting lost among the poor furniture arrangement and clutter. BUT, after simple furniture arrangement to create better conversation as well as lots of declutttering.....

YOU NOW HAVE A ROOM THAT HAS BEEN RESTYLED TO SELL!!

Very nice!  It looks much more inviting. The separate seating areas you created invite people in to sit and have a conversation instead of the "before" picture which looked like a large dog kennel.

Great Phyllis!  Your staging is incredible.  That's a pretty room when you finished with it!  THanks for sharing.

Thanks Ladies it is such a joy to see the home transformed into a warm, inviting place for buyers. As always, we hope this sells quickly for our clients.

The "after" picture makes the home look SO much more inviting.  Another great staging transformation, Phyllis.

Congratulations.  Your post is being featured in the group Home Staging Before & After Pictures.

This really was a tricky room, not only with the tall ceilings, but with the two separate areas: the Fireplace and the TV viewing area. However, you solved it beautifully! It's very inviting now, and makes sense.

Boy - talk about a cavernous space. It looks so much better after the de-cluttering. Its also a BIG difference to have pictures shot in the daytime. Having light come in the windows helps remove the extreme contrast between black nighttime windows, walls and fireplace. In the AFTER picture, the eye can focus on that amazing fireplace. Tricky space and you did a great job!

Phyllis ~ Wow, I don't think I've seen so many couches  -- looks like a hotel lobby in the "before" photo ... and a dog hotel at that!  Your transformation is a great solution to the problem of too much space....it now looks much more inviting.  Great job!

Phyllis ~ That size room can be very overwhelming to people and with all the furniture in the "before" it looks too much like a waiting room (or lobby as Maureen commented).  I think you helped to bring it into scale with your placement and it looks much more "friendly".
