Greetings Ann Arbor Area home buyers. I would like to discuss with you a very important topic.

We all have it, in our pockets, purses, left behind at the water cooler at our office, there is so much of it left behind on the round in the living room at our family summer camp, you can hear it ecohing when the room is empty.

All of the good advise that we did or didn't take.

As many of you know I am in no way shape or form the biggest buy on the block, but I think to think that the EXPERIENCED Ann Arbor Real Estate professionals consistently choose what are considered the lowest risk possible when choosing homes to see within thier buyers criteria. So, within the top 5 homes that you see, it is likely that home is seen by thoudands of both RE Profs and consumers. For the first time in what seems like a VERY long time. I have had to wait with my clients at almost EVERY home I am looking at while a collegue takes other buyers through. These other buyers become your competition. So, here we have it. Always starts at the Epicenture of any small to mid size American Town. Plain Main, we all want to be close to it. Todays buyer thinks much like you do. Effeciency and location matter. These properties that are within walking distance to all that is our town and college campuses....and are remotely Market Ready are receiving multiple offers. And fast. The homes that are "Market Ready" and staged to lean appeal in your direction are receiving Multiple Offers even faster... and if a Seller has a firm understanding of pricing... they are negotiated within a shorter range of the list price. What does this mean for you, the long distance Purchaser? Or are you more the Bird on the Fence? Well, what this means is...... Act First! Talk later! Complete your investigative research once the home is removed from the market and held aside for you to do that. THAT is what writing an offer is..... INTENT of your terms in writing. NO HARM .... NO FOUL!! But being paralyzed by fear is NOT the solution right now. You have every right to want to think about it. To sleep on it. But in this Buyer Heavy Markeplace, we invite you to do that AFTER you have taken it off the market, by putting your terms in writing and determining if that this is the home for you. Otherwise, the wise guy that looked at the house both before and after.... will, and your time thinking is wasted.

I am hearing time and time again that we missed this one.... or missed that one.... Please talk to your agent about the Multiple Offers procedure in your area, and how you can insure that you can insure that you can secure the "Best Buy on the Block."
