Have you been exposed to the Social Disease called Social Networking???

Millions have been exposed.  If you have a computer or an e-mail address chances are that you have been exposed to or invited to join a Social  Networking site.  Have you been tested yet?

Disease or Waste of Time  Now that I have your attention I must say that some people, especially the old guard, feel the buzz about Social Networking is just a Disease or a waste of time at best.  Oops!  I hope I haven't offended you.  Most of us and yes I am one of the old guard who prefer face to face networking. Nothing beats meeting a friend over coffee for a chat and exchange of business cards. 

However, times are changing.  Enter the age of computers and the new Social Networking via the internet.

 Now, I don't know a Realtor who doesn't own a computer, do you?  But I can tell you that Erie, PA has 500+ Realtors and very few are using even one Social Networking sites. Of the few that are, the majority are engaged in mindless games like Egg Hunts or Dyngus Day and now recovering from pussy willow wounds or internet hangovers.  The other few have barely entered enough data on the site to be recognized as a person much less be viewed as a real estate professional.

To be perfectly honest there are less than a handful of Erie, Pennsylvania's agents who are using Social Networking sites to promote their real estate business.

Social Networking sites:  Many exist and more are popping up each day.  Here are a few that I have been invited to join or declined to join.  Please add others in the comments.

  • www.activerain.com My favorite, but you have to enjoy writing or attempting to write.  Some bloggers tell their story via pictures & graphics.
  • www.facebook.com Even though this site started as a Social site, a few Realtors are using it to promote their real estate business.  On the weekend they invite their friends to visit them at their open house.  A manger of large real estate office invited viewers to come to career seminar.  She then posted a report stating she had had one of her best turnouts at a career seminar.  (I promote my real estate classes here)
  • www.linkedin.com One goal of LI is posting jobs.  Why not post your availabilty as a Realtor?  (I am here, too)
  • www.plaxo.com  (I just joined this one)
  • www.trulia.com
  • www.zillow.com
  • www.twitter.com (I forget to tweet or twit, but I am here, too)

Why use Social Networks?  Increased visibility. In your face--as the younger generation would say.  Online is just one more tool in our sales toolbox.  You might not get a direct lead from these sites but is a low-maintenance way to remind people you are still in real estate.  It is also a great resource for taking your business to the next level and it is an excellent opportunity to 'meet' agents from outside your area.  Agents from other areas are often more willing to share the secrets of their success and they can be good source of referrals.  You already know them and they know you. 

Where do I find the time?  Make time.  Unlike face to face networking online Social Networking can be done early in the morning or late at night.  A favorite saying from my early days in real estate, do your preparation and computer work when the sun doesn't shine.  In other words don't take up valuable face time to socialize online. One agent told me that she allots herself one hour for online socializing from 10-11 pm.

A bit of advice  Choose one site to concentrate on at a time.  Another old saying if it's worth doing it is worth doing right. 

Time & Effort  All good things take time and effort to show results. As with gardening, turn the soil, add fertilizer, plant the seeds, water as needed and keep the weeds under control.  In time your efforts will burst forth and you will reap the benefits.

Mary: I think it's important to embrace modern technology. Social networking is a part of this. That being said, most of my posting, etc. is done in the morning, evening or over the lunch hour when I'm eating at my desk. I think it's important to take a disciplined approach. Otherwise, I wouldn't have time to conduct my business! Thanks for the post!

Have you seen th episode of Seinfield, when Kramer yells: I'm out there, Jerry, and I love it? I am, myself, on a few sites. Some of them I really like, some of them lost my interest. However, I think that social networking websites are very much our future. Just look at the kids, it seems this is the only way they communicate these days.  As for the rest of us, we can really use those sites to our benefit. I always say; you have to keep up with technology, if not - you will be left in a dust.:)

Mary - Nicely done.  I agree that nothing beats face-to-face networking, and I have used my online networking to leverage my time more effectively, leading to way more face-to-face meetings than I would have had without it.  When done properly, social media doesn't replace "in person" time - it makes it better.

Social Networking via the Internet is the new form of communication in our industry and it does have it's good points and its challenges.

The issue I have with facebook is that there are so many mindless things that keep getting passed around; quizzes, etc that it is starting to be a challenge to find benefit with this site.

I do enjoy Active Rain because most members do keep their posts to areas that are related to our industries or our areas. 

We have a great group of members on this site and I am happy to be a part.

Good post!  There are surprisingly a ton of agents in our area who claim they "dont' have time."  It's nuts not to get out there because this is the age of the computer and our next buyers are out there online checking up on us to see if we are fresh, in-the-know and relevant today.

I'm addicted to Facebook myself.  I will confess that I do play the egg hunt/hatchling game while I'm at home watching TV with my husband.  I just can't stand to just "sit" and not do anything so it keep my hands busy and my mind somewhat active and my husband likes me with him.  :-)

Old school people still don t like to be bombarded by invitations, but sooner or later, they tjoin eventually. It is hard to stop the wave!!

Nyamz.com is another network that is picking up lately. One thing that i do not like though, generally speaking, is the fact that LinkedIn, Plaxo etc have been changing a lot towards Facebook style lately. I hope AR remains the same!!

Great post and so true.  I can remember hearing from brokers/agents that the internet was just a passing fad.  I'm glad I didn't buy into that.  I agree face to face is so important but with the world today face to face may take a while as the internet consumer is nutured and trust is built leading up to a face to face meeting.  Social networking is a very important new tool to add to the tool box.

Great post.  I attended a luncheon today with the topic of Social Networking.  I was surprised that some thought Facebook was too childish and not for them.  While it may have once been so, it is evolving and may become the best business networking site in the years to come (mostly because it has such a huge user base to start with and that they have only recently opened it up to the rest of us).

Take for example what is up next for those of us who use Social Media: new 10" laptops that fit in coat pockets, Ustream.com and utilization of built-in webcams to speak with live clients, agents and friends. Today is my quarterly R&R (review and reflect) day; I'll be studying and revising my time blocking, and most likely increasing my social networking & blogging time! This is a great post.  Social networking is a way to let people know you exist.  It is important to remember that if you are going to go the way of social networking then you need to use each site the way it was designed to be used.  Facebook is and always has been a site used to connect with new and old friends.  It started as a college social network and now has transformed into a site for the public.   Sites such as Activerain, linkedin, etc.. are sites used to promote your business, express your opinions, and hopefully help you generate leads.

Great post! I think its important to remember 2 very vital things when using social networking. #1 If you are bad at being a friend and building relationships offline you will be just as bad online. You have to use social networking as a way to build relationships and take it from online to offline interaction. #2 Social networking does not sell homes you do. the purpose of social networking is to get your name out there, build relationships, and become an expert at marketing you and your product but in the end you need to sell the home.

Mary, excellent post.  My area is no exception to what you describe, although more agents seem to be doing a little more online lately, the vast majority are still in major resistance mode and this includes many brokers.  The issue today, is that our competition is not just from other agents, the Internet has not only flattened the playing field, it's increased it's size exponentially.  Many still seem to think that their refusal to believe the facts will make it not so...

Lynn--I tried retirement from my three jobs, but now I am back and loving every minute.  Before I retired I listed and sold residential RE, managed a large office and taught RE classes.  Now my only job is teaching.  AR has been very helpful for me.

Hey Mary. Nice post. Did you know you can set your Twitter to post to Facebook too? And set your AR blogs to post to Twitter which then posts to Facebook? And I'm sure there are a million other little timesavers that I don't even know about. Hope you have a great day.
