I am finding it very interesting the way many sellers are approaching this difficult market.

Some seem not to trust your integrity and knowledge of the market.

Having been in this business for over 26 years I always find it fascinating that people who have sold 2-3 houses think they know more about the market than you do.

Some of my seller's have turned down offers only to take less money after not taking my professional advice.

There is a new client of mine that is listening to me and doing the things that I suggest. They already have an offer on the house and it may even go over asking.

It seems amazing to me that some people hire a professional that they trust, and then don't take the advice they are given.

I don't believe in being a pushy salesperson, I try to educate and explain the market, I just don't always understand why people don't believe the numbers and statistics.

I am working really hard right now and the market seems to be picking up a bit.

Hi Kevin...The same could be said for some buyers also.

Right now we are in negotiation with a buyer who took five days to come back with a counter.  He is doing a statistical analysis on every aspect of every home that has sold in this area for the past several months.  Of course, his counters are way too low.

I certainly understand a desire not to over pay but we really do have a better idea of the comps and market value.

I operate the same way so I can identify with your comments. We have all had sellers chase the market down and lose money because they won't follow our pricing advice to begin with. What bothers me the most is when they get frustrated because we don't get results, cancel the listing, then re-list with someone else at a more competitive price that sells it right away. Go figure.

Don, like you, I don't see myself as a pushy salesperson, and I've found that the people who have trust issues are usually untrustworthy and perhpas even a bit sneaky.  If I sense issues, I usually decline to work with them.

Kevin - Welcome back. I totally understand what your saying. It's been very frustrating lately. I don't ever worry about sales volume or finances as much, but my biggest down in this market is my level of frustration.

I'm running into the same thing.  Some people don't understand what needs to be done to the home or the price.  I've also run into some people who only want very specific showing times.  You CAN'T turn away a qualified buyer - not when they are few and far between.  And no, they won't come back later!

I had buyers who missed 2 houses because they waited and didn't offer as I recommended.

That is so true, I will refuse a listing at this point if the sellers are too unrealistic in pricing.

I think that sometimes sellers don't hire agents they trust. They hire the first body they ran across. They believe all agents are the same and are out for their own interests, not those of the seller. Sometimes you've got to grab these people by the shoulders and shake them, letting them know that you are NOT the same as agents in the seller's mind.

Hi Kevin,

Some people are not decent people and the tough economy their true colors are showing faster than ever, but many good people are just scared and don't know what they're doing or who to trust.   Having been in the business as long as you have, you know that you're good at what you do and that most people will and do recognize that.  Don't sweat too much over those that try to act as if they know better than you, they'll either wise up or time will show them you were right in the end.  Keep up the good work.  I'm so proud of you.  You are a success, look at all you've accomplished in your life.  This like everything else is the cycle of life.  God bless.
