David: our minds seem to think alot. Check this out. I did a 5-part blog series on Active Rain on using Elizabeth Kubhler Ross's well known description of the process, adapting it to real estate. Having even published pamphlets for it.

You covered it all and with a few curve balls thrown in. The caller did seem to be at the acceptance stage. I am not in the market to sell right now but for those who are selling at a loss, is there any comfort in the fact that they can probably purchase a new place for less than what they would have had to pay in a sellers market?
