It appears as though our Phoenix, Arizona market is adjusting. I’ve been keeping track since January 1, 2009 (and before), and posting updates weekly.  If you will recall, in January, we were up to almost 60,000 active listings. Things are changing.  Inventory stats of all listings in our MLS are as follows:

March 19

Active: 48,837

Pending: 10,869

April 3

Active:  45,694

Pending: 11,896

April 10

Active:  44,348

Pending:  12,963

April 17

Active:  42,907

Pending:  13,403

Listed below are the comparisons for the cities and for the zip codes indicated. Note that I am only including Single Family Residences and not townhomes, apartment homes, etc.

Tom, our market seems to be year round....due to no snow, etc. ;-) BUT it seems to be doing well. ;-)

Hi Teri,

Good comparison, week to week for your Phoenix area market.

Earlier today I thought I might have a referral for you, someone from my area of the OC, considering a move to Mesa. It might be a ways off, but still could come to fruition at some point. Not doubt in my mind you're the right person!

BTW, it's exciting for me to be able to refer someone with such great confidence, this happened 2X today. Some of my very valued clients (for many years) are considering leaving my area for other parts.

Lynda, thank you...I'm always trying to figure out a better way. I'd love a referral from you. Many Californians are moving here. I'm trying to talk my daughter into it - so much more affordable...;-)

Jane, thank you so much. ;-)

Elizabeth, you got that right....going down, down, down. ;-)

Hi Teri -- These ratios are much better than here in Cleveland!  I hope things get even hotter (except the temperature :-))  -- btw...I responded back to your question on my market report...
