It's a fair assessment, something too many real estate leaders are beginning to discover. Too many Realtors are claiming to be "experts", and they don't know what they don't know!

America's Home Rescue has partnered with several national real estate companies, including the REALTY EXECUTIVES and The Realty Alliance, consisting of 68 individual firms around the United States (over 105,000 sales agents) in introducing the Certified Default Resolution Specialist (CDRS) designation to the real estate community. While this is not an NAR approved designation, senior members of the NAR education committee have audited much of the course content in the program and have said there is nothing else like it anywhere on the market. A Realtor who goes through this program not only understands Short Sales at a very finite nuts and bolts level, but why things, both positive and negative, occur in a Short Sale transaction, either at the fault of their own, or via the lender.  Realtors do so many things in these transactions, they don't even know they're doing, that cause unnecessary delays, frustrations, obstacles, and commission losses.  

Each Realtor, certified under the new CDRS program, also has their professional geocoded bio plotted on the first online geospatial mapping technology of its kind.  Senior members of real estate brokerages say that the number one distinguishing difference is that the owners, Michael & Stacy Spickes, have been in the trenches working Short Sales for over 7 years and have personally experienced all the down-falls, obstacles, and frustrations of these transactions, and have built a business from the self-designed systems and processes, derived from many, many mistakes. They are also working with Fannie Mae, HUD, and Freddie Mac to establish new guidelines in how lenders and Realtors work together in these transactions. Get ready!!!

If Realtors, regardless of their certification, are going to "walk the walk", then you also need to "talk the talk", by truly understanding the finite nuts and bolts and all the technical details of working these transactions and how to actually build a business in what too many consider to be too challenging of a market. If Realtors are positioning themselves to be certified experts, the rising argument is whether or not they actually are an "expert".

A two class will not make you an expert in selling distressed properties. Many agents have multiple years of experience in this sector.

No matter how good you are, only a small percentage of short sale transactions reach settlement. It is much more profitable for agents to focus on the sale of  REO properties.

With all due respect, it is a fact that if we let everything go to REO, a very large portion of our Buyer market over the next 4-7 years will go away.  If we let everything become an REO, the Sellers who lose their home will have a foreclosure on their record and can't buy for another 4-7 years.  Foreclosures are a HUGE epidemic, as you know.  Think twice about avoiding Short Sales.  They take too long, because over 95% of the Realtors across America, in addition to the lenders, are causing log jams and making the process very frustrating and unpleasant.  Get CDRS Certified and you'll see a whole new side to Short Sales, a new perspective, because very, very few Realtors have stuck with Short Sales long enough to experience the frustrations and obstacles, analyze these issues, and create new systems and methods for processing these transactions.  Seriously, get CDRS Certified.  If you're into learning, you'll want to do this.
