The California realtor association made a survey that shows that 90% of Agents are not providing what the consumer wants. Consumers number one consideration in choosing an Agent was its lowest commission and the last reason was the most knowledgeable.
The survey show s that most of the participants considered the Internet as a better source of information than the information provided by the agent. Despite 95% of the sellers still used an agent. Ray Logan Century 21 "Elite" says that "In the near future the Agent that properly utilizes technology will replace the Agent that doesn't use it."
The number of sellers choosing not to use an agent increased from 46% to 74% in only three years. On the other hand 84% of prospects start their search online and at the same time 96% Agents use print advertising.

Only a little more than 50% of the Agents are using multiple photos or a virtual tour as part of an online home listing, and most of the ones that use photographs not hire a professional photographer. The agents need to participate in doing a nice blogsite.
You need to understand that your possible prospects are following your blog, seeing your page on FaceBook, etc. and observing the quality of your multi-media marketing solutions.
You cannot sell an overpriced property, and I will recommend to stop throwing your money in Newspaper advertisement. Price is the most important way to sell a listing. Price your listings correctly and you will have agents fighting like sharks over your listing.

I love it! Now if Realtors would just wake up and smell the coffee. I'm so tired of hearing Realtors say "Sellers don't like virtual tours"...when the facts/surveys completely contradict that statement. I'm amazed at how high the percentage of people chosing not to use an agent rose...that fact alone should be a wake up call. The days of posting a black & white ad in the local paper twice a month and displaying acouple poor quality still photos just don't cut it anymore...and for that you graciously agree to pay 6-7% commission...LOL...I don't think so!!
