Income limits are changing on this program effective Monday April 20, 2009, if you have a client that was previously told they did not qualify for this program because they were over the income guideline I would encourage all of you to have them look again. 

Income guidelines have always been based on the size of the family with USDA, each family size from 1 to 8 had its own income amount guideline, on Monday those that have 1, 2, 3 or 4 are going to the 4 person income guideline and those with 5,6,7 or 8 are going to the 8 income guideline. 

This is huge and should widen the door of this program and its appeal, if your current mortgage loan officer does NOT offer this product I would encourage you to give us a call, OakStar Bank is a local bank located in Springfield, Missouri, but we are approved to do USDA loans in any part of the country including all 50 states where the USDA loan is an acceptable option.
