Auction Information:  The auction will be held on-site.  There is a 5% buyer's premium that will be added to the high bid.  The seller (bank) reserves the right to accept or reject the high bid.  The seller will pay for and provide owner's title insurance, all current ad valorem taxes and condo fees assessed up to the date of closing.  Buyer pays all other customary closing costs.

Bidder Registration and Deposits:  Prospective buyers must register to bid.  Cash or certified check payable to yourself for $2,000 must be shown at registration.  5% down day of auction if you are high bidder.  You use that certified check (endorsed by you and paid to the escrow agent) and the difference can be a personal check.  If you are not the high bidder, just deposit the cashier's check back into your account.

Closing:  Balance of purchase price is due at closing within 30 days.  All transactions are cash transactions and not contingent upon financing.  Make your financing arrangements prior to the auction.  All earnest money deposits are non-refunable.

Open House:  Coldwell Banker will hold the unit open for inspection on Saturday, May 9th and Sunday, May 10th between 1:00 and 4:00.
