The last couple of weeks have been relatively quiet in Duvall and Carnation, so I decided to combine reports.

For both Carnation and Duvall, the Commercial market has been very quiet, at least according to the MLS systems. My understanding, though is that local property owners do have some good prospects for leasing out spaces. But, so far nothing new is taken up.... meaning there is LOTS of space available in town.

As for residential: In Duvall, there are have only been a couple of new listings (once you subtract the ones that expired and got relisted the next day). The ‘big news' is that there is some new construction on the market. Some CamWest homes... nothing built yet. Can't wait to check ‘em out once there is a model built.  The good news is that several properties went under contract, meaning that supply (this week) went down.

Carnation has had several new homes come on the market. I'm always fascinated by the fact that Carnation, which many perceive as being lower priced or "lower end" than Duvall has so many high-priced homes on the market. The reality is that Carnation actually has quite a few ‘estate' like properties... homes on acreage with barns, arena's etc.  Those are in contrast to the small, low-priced homes in town or up around Lake Marcel or Lake Joy. The end result is that the average price for homes in Carnation is actually higher than Duvall (see below)

For those of you that prefer numbers here is what the current residential market looks like:

Average List Price - Duvall $474,368
Average List Price - Carnation $765,517
Average Sold Price - Duvall $417,496
Average Sold Price - Carnation $670,125
Average Days on Market (sold) - Duvall 157
Average Days on Market (sold) - Carnation 296


Numbers don't tell the whole story though not without some background.  In Carnation, that average of over $670K was based on the only 2 homes sold since January 1st (according to the NWMLS). In Duvall, the number of sold homes is 12 for that same period.
