I BET YOU DIDN'T REALIZE.....there are only 3 events that bring me a paycheck.....

1)I help you purchase a home that goes to settlement  2)Have a home I list get sold and go to settlement  3) have a buyer or seller I refer to another Realtor  go to settlement.

     I BET YOU DIDN'T REALIZE....... Every other activity I do needs to be leading to one of those three results or I don't have a paycheck coming in.  I get paid somewhere between 2% -3% of the sales price of the home you purchase ( I don't get 6% as you hear some 'experts" scream)

 

     In order for me to be compensated I MUST show you the home. How did we look at the home? We drove in my car,you may not have realized, that it was washed right before you got in at my office each time.My insurance,my fuel,my time. When we stopped for drinks for the kids, I paid.

      I BET YOU DIDN'T REALIZE...Did we look at just one home ?  Hardly , no we looked at 18 or 8 or 80.....I still receive the same compensation regardless of the number of homes we previewed. To help find your dream home I called you about 27 times, you called me another  20.  We had six different appointments to show you homes over a 5 week period, including the one which you cancelled with me 30 minutes after we were to meet that Saturday morning. I emailed you another 17 times with different property  choices.

 

    I BET YOU DIDN'T REALIZE.....I wrote the offer................I negotiated the terms of the contract, got you the better closing date.

  I referred you to the lender, where you got a much better deal then your bank,referred the attorney to to you, who ran the settlement, I ordered the title work,where I got you a re-issue rate because I called the seller to find the back title,that saved you $ 400. I also collected the deposit checks.

   

 I BET YOU DIDN'T REALIZE......I met the appraiser at the home and helped provide the closed comparable sales for the lender, met the termite and home inspector at the home also to provide access. The home had the usual few issues and I negotiated to have the seller repair the 5 issues and give you a credit at the settlement for the one outstanding issue. I contacted my insurance broker who also gave you a better quote than your current policy.

  

   I BET YOU DIDN'T REALIZE ....... that I am an independent contractor,working under a company franchise,in my case it's RE/MAX.  I receive no hourly compensation,no health care, no company paid 401k, no vacation ,holiday or personal time. When I pay Uncle Sam,I pay twice as much in social security,only to receive the standard amount in return. I pay into NJ disability and unemployment even though as an independent contractor I can NEVER collect either.

  

If you recall I met you at the home early the day of settlement for our pre-closing walk-thru inspection and briefed you on a few items. I also attended the settlement and was there to answer the two questions you had.

   

    Now at the closing table, when we were all done and everyone is shaking hands ,the title agent slides down my brokerage fee, and as the seller looks at the check,he says  "WOW NICE PAYDAY, NOT BAD FOR THE 20 MINUTES YOU SPENT SHOWING THE HOUSE , NO WONDER ALL YOU AGENTS DRIVE NEW  MERCEDES ! "  That didn't bother me as the seller was oblivious to what was going on during the transaction. But when you laughed and said " YEAH REALLY ....WHERE DO I SIGN UP TO WORK  20  MINUTES AT A  CLIP AND GET A CHECK FOR  $ 10,000 !"   That is what rubbed me a bit the wrong way.

 

  You probably won't notice then,  this Saturday when you are moving into your new home the guy stopping by with a cooler of cold drinks and a pizza. He'll be in the Chevy Suburban,not a Mercedes.Hope everyone has a great day.  ChrisHill@remax.net          www.Tchrishill.com

Very good post!  I was just thinking of that today.  We are about the only industry around that does all our work before we ever get paid and if things fall apart then we don't get paid for all that work.

I've been utterly amazed at the public's perception of what we do!  I wonder if NAR would consider launching a campaign that makes it a little clearer to buyers and sellers.  It would have to be something fun and simple - and it would have to be a real eye-opener.  Maybe if they found a fun way to present a couple of statistics - like how many hours per week an average Realtor works and how many dollars per hour we net after expenses.
