ODENTON MD 21113
Wow, this is interesting... I've been posting MRIS sales statistics for Anne Arundel County, MD for a few days, and Odenton is the only zipcode (so far) where the numbers seem to be going up.
Total sold dollar volume, average sold price, median sold price, total units sold and average list price for sold homes - all UP from April of last year. Unfortunately, the average days on market more than doubled. And the average sale price as a percentage of average list price went down. That last statistic does not take into account any price reductions before the sale, so it is possible that the number would be even lower, if measured against the original list price.
Overall, however, these are encouraging statistics for Odenton home sellers. It is not as much of a buyer's market as other areas of Anne Arundel County.
|Total Sold Dollar Volume:||$ 21,201,140||$ 12,713,850||66.76 %|
|Average Sold Price:||$ 371,950||$ 343,618||8.25 %|
|Median Sold Price:||$ 345,000||$ 334,900||3.02 %|
|Total Units Sold:||57||37||54.05 %|
|Average Days on Market:||99||38||160.53 %|
|Average List Price for Solds:||$ 386,507||$ 351,500||9.96 %|
|Avg Sale Price as a |
percentage of Avg List Price:
|96.23 %||97.76 %|
One statistic that is less favorable is the ratio of new listings to new sales. 119 new listings in Odenton in April 2007 and just 35 homes went under contract. To me, this is one of the best ways to measure the direction of the market. At this rate, 3 homes are going on the market for every 1 that sells. Supply and demand are not even, and THIS will impact prices as we go forward into the summer.
