The Voice of San Diego Real Estate

Daily Musings April 20th, 2009 by The Voice Of San Diego Real Estate

Today is the launch of my new format. "Daily Musings by The Voice of San Diego Real Estate". I got the idea for this from a fellow ActiveRainer to cut down the size and difficulty reading some of my more detailed posts. It is a sort of a fill-in post of my impressions and experiences through the day of all the things I think are interesting but not in themselves worthy of a separate post. I have read lots of blogging authors outside of real estate who use this type of approach and I am trying this out to see what my readers think of it. Yes, I will always write the bigger and more important posts through the week but I am trying this out for a limited time to see what the reaction will be. So please let me know what you think of this idea.

Summer Hits San Diego Early. On my back patio yesterday the temperature  hit 96 degrees. We went from the cooler temperatures of Spring to real Summer heat all in one week here in San Diego. Not only was it hot, the humidity was only 12% and that coupled with the wind, it felt like the late summer Santa Anna winds we are known for. And we are going to have another just like it today.

I met with a client today and discussed a new pricing strategy while bringing her home back on the market that had fallen out of escrow on Friday with a very low appraisal. I had to tell this client that just because you had 2 over full price offers on a home that they spent a fortune totally remodeling every aspect of to a spectacular conclusion doesn't mean you get that amount unless the out of area appraiser says so. The fact that it is such a stand out means nothing. Back to real estate 101.

I read about a cool new cell phone app for cell phones to get all the local property listings on the market. It has some amazing features in that if you can afford about $20 a month, everyone that subscribes from your website ( free for consumers) and looks at properties, it will generate that person as a lead to you, even if the properties they are looking at are not your listings.

Ever hear of Femtocells-They are not cheap but some say they may soon to be as common in your home as the coffee maker. That is unless you don't have or use a cell phone. Don't laugh, it could happen that a home could have inhabitants that don't have or use a cell phone.

I read an editorial in todays paper and it disputes the contention that the San Diego Housing market price decline is stabilizing. The author of the comment said that every category of housing sales showed a decline in price despite the same median price as was recorded last month and the month before. He was quoting MDA Data Quick that said that San Diego's home prices remained flat in March. I suppose one could make the case either way depending on what ones interest is. Sounds like a real estate agent  or a buyer getting ready to make a low ball offer to some lucky seller.

Free Tip of the day. If you use Outlook for your email, there is a free search tool add-on for locating e-mails, attachments, key words, or even people. Xobni. You can't beat free!

William--I thing this is going for the long tail in marketing so that your hits come from different unusual search terms. I think I would like it better if it didn't take me off your post...try to have the links open in a new window so you don't lose your reader. Interesting approach...and your writing is always fun to read.

It would be easier if we didn't have to scroll left to right to read the content.  There's something wrong.

Hi Teri, I had forgotten to set up the targets when adding in the links then  I got busy and forgot to correct. Thanks for catching that.

Hi Lenn, it was the header size. In order to work correctly in both Firefox and IE, I had to reduce the size of the photo. Looks fine in IE and now it is a bit short in Firefox. Fortunately I will be creating a new permanent header for this series and it will be up to the designer to help me select the exact right size. "I am no expert" just giving something new a try, :-) Love it when you help me. You are so good at this.

Hi Jon, It was 99 today. Impressions always die hard when there are facts involved, LOL. I live about 8 miles in from the coast. So it can get really cold and really hot. What is surprising is that it can be both those things in a matter of hours.

William, this one was worth it just to learn about femtocells. Very cool. I like the new format.

Hi Gary,

Well it isn't exactly letting my hair down as you say but perhaps fun. I am a little concerned when I write the title if just the date change is good enough or if I  actually need a more unique title for each day. I'll bet Brad would know, so I will call and ask.

Can't comment on the format, but I do like the shorter blurb.  I'm a lazy reader and have a hard time plowing through long posts..

William,

Excellent idea. Good short reads. Hope you won't mind if I borrow the idea. Great way to give some mention on shorter topics.

Hi Sally,

It looks like the post is going to get some sort of a name change,  haven't decided what as yet. Since I assigned the Voice of San Diego Real Estate as the designated domain on another blog, and many people don't know what musings are, I decided I needed to change the title. I haven't gotten to that just yet but stay tuned , I will get this organized.

It is premature to state as yet but it seems that people favor these easier  to read and more filled with stuff pots so I will do more of these mixed in with my other posts. Thanks for giving me your input and trust me when i say it helps me determine the value of these new type of posts for me. Short little topics, a few links, some newer ideas and my daily happenings - looks like it will be fun to do these as well.

Hi Richard, Have at it my friend. I sure didn't think it up, I just noticed that a lot of big bloggers  ( not nessessarily in real estate) write this way and thought i would give it a try.

The double header thing is a bit awkward.  I'd design something unique to pop in there to alert readers that you're 'a musin' again...

Content rocks as always.

Hi William-I think this musings that you have came up with will be a wonderful success. I wish you the best with it and i look forward to all the tidbits that you include to have all of us learn something new.  Great job.

Hi William - You have such an active mind and such a varied set of interests.  I'd think you were wonderful even if your weren't so incredibly handsome and dapper!

Hi Sharon, I got some more input on this and need to make a bit of a change. As I mentioned somewhere here in my comments, musings is not so easily understood and I had assigned the Voice domain to another outside blog so I need to come up with a little something different. It's all about learning but I suppose I best learn first then make the changes, lol.

Hi Marlene, WOW, you made me blush. Thanks for making my day. I especially liked the " Active mind" "varied sets of interests" part. I think that better describes me,:-)

Hi Lenn, I fixed this one but it looks like I need to change the title. At least that  should not use it again and change to something that fits somewhere into the daily post.
