WOW! In a market like this, one would think the listing agent would at least submit the offer to the Sellers for consideration, they could always wait to respond. I don't like to keep my Sellers waiting at all, particularly waiting on a "what if" "maybe" kind of offer that may come in later from a showing. Hope it all works out for you!
This is what I refer to as an MLS auction. The sellers agent is pushing the envelope ethics wise IMO but from the buyer agents end its very difficult to prove a violation. Perhaps a call to his broker is in order if you feel the need.
That totally whomps... Things are tough enough as it is. I can't wait to present offers to my sellers. I let them decide what to do with them. I don't ever wait. I even wake them up if I have to (LOL).
I have an offer I put into a builder and am huffing and puffing because I specifically told him the customer is using multiple brokers and he will walk to the next home if we do not answer him promptly. Guess who waited all day and didn't get an answer? The guy wants to put half down. How can someone keep a buyer like that waiting for three days? Seriously!
So here I am, stuck in my office, waiting for a call back... We don't close until 8PM. I hope he calls me before then...
I am seeing the same thing here too. It can be so frustrating especially when pay days are not what they used to be-Dinah Lee
Dinah, I know exactly what you mean. There are days when it doesn't seem like I'm working because I'm having so much fun and then there are days seven Realtors are all squabbling over the same client from hell who lets us know he has several people taking him around and wont pick one until he finds the right house... Talk about procuring cause issues...
Wow...That is truly amazing. So let me get this straight, after finding a qualified buyer, finding a house that they want to make a bid on the listing agent is playing games.
Tell the realtor that it is not 2004 anymore. How do you handle situations like this where the listing agent is being so uncooperative?
Thanks,
Brian B.

Jeannette - all I can say is WOW!, Sounds like this agent is doing a bit of gaming with the system. In Georgia we are required to submit all offers in a timely manner (well try to define that). But, if this person is trying to drive offers up, he is doing it the wrong way.
Jeannette,
Check out my blog on the Short Sale process. This will save you lots of time and also get your offers accepted.
All the Best,
