I kind of had a head start on this post because when we first started kicking around the idea of putting our house up for sale I knew this powder room was going to have to be redone.  I knew that the wallpaper had to come down, and since it was the only room in our house with wallpaper, I figured we might as well tackle that first. 

I also knew that the vanity, counter and mirror had to be updated as well.  Since this is the bathroom on the first floor, I knew it would be one of the rooms that would make an impression on a buyer.  We have always been big DIYers and did this project ourselves.  This included: removing the wallpaper, spackle and some new sheetrock, new tile for floor, new vanity, new counter, new toilet, new mirror, paint, a couple of new hand towels, a new picture and a faux plant.  Most of these items were purchased at Home Depot.

Very nice Kathy!  Love the new low flush toilet and new espresso colored wood cabinet and new sink.  This powder room went from the 80's to NOW!!!

Kathy -- this powder room would be a welcome feature in anyone's home.  You made wonderful choices in the paint and lighting, mirror, etc.  I love it all!  P.S.  What is the paint color?

Great choices made.  This room looks nice and mellow now. 

I like your idea of blogging about the selling process.  I agree with Ginger's remark about not downsizing too much.  We downsized 1.5 years ago now and are very glad we did.  However because of downsizing from a larger home, we left things behind for new owners who didn't have much furniture, and are still working thru sorting out garage and getting organized.  The renovations we went thru didn't help either!

We love our new home and are glad we made the move; however it is an adjustment when downsizing.

Cathy ~ It took me a couple of weeks to get used to it, but I like it much better now.  You can't see it in the picture but I have a nice picture I picked up from Home Goods on the wall opposite the mirror.

Aloha Kimo ~ Yes, I got lucky and actually had some sun coming in, but not too strongly that day.  I think it is a vast improvement!

Sharon ~ I am definitely going to keep that in mind.  I do not want to go too small and then be sorry.  I kind of know what I want in my mind, but I have a feeling hubby has something different in his.  We are going to have to see what's out there and come to some kind of compromise.

Kathy:  It is great that you could get the homeowners to remove wallpaper.  It is not a fun job, but the end results are GREAT!  I am sure that will help in the sale of the property.

Kathy, great job. Funny, my last house had a powder room just off the front entrance and it was covered in a hideous floral paper...we lived there 3 years then decided to move...why do we always wait to fix up our own homes?!

I miss my beautiful reno'd powder room now! From the slate floor we put in to replace the vinyl flooring, the new vanity, sink, faucet and toilet to the paint colours!

BTW, I'll have to dig out a before photo of my old powder room...I think it was the same paper you had!

When you move in to your next place hope you get a jump on the bathroom...I'm still looking at the builder grade stuff in the new house...which is 20 years old!

P.S. Looks like you painted the door jamb too, good job!

Dane ~ How funny! I'm hoping we won't have too much work to do, but I usually always paint first thing and try to do it before moving in.  We do wait, and I think it's because we figure it will be there - it's not going anywhere, we'll get to it! Procrastination at its best!
