One way to get a start is to check your local association for any intro to commercial real estate courses. The idea is to begin taking CCIM courses (Certified Commercial Investment Managers) who focus on commercial real estate. Go to the local book store and start reading and growing your real estate library. Dont stick them on the shelf after you buy them either. A smart shelf doesnt help you out in this business.

You develop knowledge of the industry by reading the trade publications, researching online, and listening to those involved in the industry. Sit in on a closing or negotiation. Read thru a commercial contract and all the addendums included. Commercial Realtors are a different animal in my experience.

I spent years learning commercial on my own, and by completing a few personal commercial transactions. They carry alot more liability than a regular residential deal. I now use and consult a real estate attorney on each commercial transaction I do, and require my clients to do the same. It is well worth the expense.

In one case a potential client came to me facing multiple lawsuits on his commercial deal because his residential Realtor had no experience in these types of situations. I didnt have much experience either, but I knew how not to do things. I ended up having to take over and with the assistance and advice of the attorney we avoided any futher legal action, and I negotiated a 175% increase for the sellers over thier original offers. Needless to say they are now my best and most loyal commercial and residential clients.
