As many of you know I am a fervent believer in professional staging.  I truly believe that staging a home is an effective internet strategy.  Studies show that close to 85% of home buyers begin their search online.  Staging a home is critical to give the best impression of the home not only in person but also online. 

Here is a home that was professionally staged with Tori Ross of Ross Designs.  The home was vacant and the seller took my advice and RENTED furniture.  This seller had previously listed the home TWICE with the same broker for a total market time of 392 days on the market.  Before listing the home this spring the seller interviewed several agents and selected an agent based on who had the best marketing plan.  As a result of professional staging this home went under contract in 10 days!

If you are considering selling your home be sure to interview several agents from several companies.  Base your decision on which agent has the BEST marketing plan.  Do not make the mistake of selecting your agent on

  • 1) lowest commission
  • 2) size of the company
  • 3) which agent has the highest listing price.

It is a pleasure to work with you and your valuable clients and I especially LOVE these stories with happy endings. Contract in 10 days or less is great in any market, but especially this one. You work hard for your clients and offer them more in services than many other agents do.

I think we'll see more agents incorporate staging into their marketing plans in 2009. As more and more agents and sellers become educated about the value of staging, they'll realize how much it contributes to the ultimate goal of getting the home sold.

You are so right. We just had a stager doing a vacant home that should have sold but did not. It is not always the price. One bit of advice, it is one thing to stage a home, but if you do not change the photos, virtual tour, and video you miss the internet part. I am going to take pictures and video this weekend, because today is the day before my colonoscopy and you know what that means. Too much information?

It would help in making the case if we could state where these "studies and statistics" come from.  I have read 92% of buyers begin their search on line ( another study that provided no source). Can anyone help hare?

David your a trend setter! In the real estate marketplace the Internet is a valuable tool that realtor's can use to effectively to create buyer interest! Staging is apart of that equation, helping buyers to see a house as home! Sellers need a great realtor, a creative stager, and good pictures. "I love it when a plan comes together!"

Simply a lovely job and congratulations on the (finally) fast sale!  Spread the word!  I see so many listings online and it is just a disgrace how they appear.  Home staging is so important and it does not have to cost the realtor or homeowner megabucks.  Again, congratulations!
