More than 80 percent of U.S. buyers went online while house hunting, and they rated pictures as the most helpful tool in their search, according to a National Association of Realtors survey of buyers and sellers. The survey also found that 24 percent of homebuyers got their first look at their home online last year, up from only 2 percent in 1997.

Good photos, made better with home staging, are becoming more and more crucial. Surveys have shown that listings with inside and outside photos or video go to the top of the list. Minimal photos next. Poor photos next. Exterior only photo next. No photos last.

Teri, I confirm those stats from a recent article I read in The New York Times: Making Every Pixel Count.  The article discusses the importance of good photography, virtual tours, written property descriptions, and websites.

Phyllis - once again, you hit the nail on the head. 10 seconds - that's what you have to get them in the door if they visit. 10 seconds is what it takes to get them to the door if they visited the Internet listing first.

So very true, that's why it is crucial that only the best of the best pictures make it to the MLS. I think if more quality pictures were posted on the MLS more homes would get the attention they deserve, but sadly crazy pictures end up being posted like, garbage cans in front of the garage door, furniture blocking door ways, unmade beds, so much stuff on the walls you can't tell there is a wall, and my all time favorite a Christmas tree in the middle of the livingroom, in August!! (yes, this house was put on the market last August) Thanks for an informative post!

Manuel - I read a stat somewhere that says most people who relocate due to a job find their new home within 48 hours. They fly in, look at homes on Day 1, go back to a choice 2 or 3 and sign on the dotted line on Day 2. Internet listing is what helped them to know what to look at on Day 1!

 Penny - with the Internet playing such a crucial part in home sales, staging BEFORE photos is a must!
