Something that has often struck me about closing bank owned properties is the lack of listing agents that show up to closing.

I've been working part of my business with bank owned properties over the last year and it IS my policy to show up to each and every one. There was one that I couldn't attend and I had one of my colleagues attend for me.

Why?

Because I represent the banks and sometimes they need me there.

I can't tell you how many times I've had to send emails, make phone calls or help the buyer's to understand the bank's terms.

I'm thinking about this because I have a closing this week and the buyer's agent was surprised that I felt the need to even be there.

It's really nice to go and pick up my commission check in person, but there really is a lot at stake with each and every closing. How can I report to the bank that the closing went off without a hitch if I wasn't there?

So please don't be surprised at closing when I show up with my file in hand. It's the best way for me to ensure a job well done.

Lindsey--I don't understand those agents that DON'T show up to closing. Little things come up for buyers or sellers and sometimes the agent's documents save the day and resolve the issue quickly!

Teri - I really can't wrap my mind about it either. I would hate to have my asset managers call and tell me that my property didn't close and I was in the dark..... too many things can happen.

LOL - I almost died when; for the first time this week - an agent representing a bank did come to closing.  This is a first!

Usually I find myself calling the REO agent a week after settlement and telling them the buyer is going to cut their lockbox off if they don't remove it.

I hear; "Oh you closed on it?"    Sad - but true !

Lindsey:  Why ANY Realtor would not show up at any and all of their closings... is totally beyond me.  IF there is any time that a last minute "snag" could occur... that would be it.  I have been a Realtor for what seems like hundreds of years... and I cannot remember the last closing I did not attend.  Keep up the great work !

By the way... I think that any agent who does NOT attend their closings... should "have their head examined"... as my father used to say !

I always go to or make sure someone from my office is there for me.  I can't tell you how many times I have saved the day by having that one thing that someone forgot right there.   Also as a buyers agent it is important to be there to help my clients. We get paid quite a nice check and we need to be there to make sure we get it.
