How Much Business Could You Get Online? Here's The Answer!

By
Mortgage and Lending with Loan Officer Marketing Lab/ Real Estate Marketing Lab

Wouldn't it be nice if you could generate all the leads you wanted online? (Realtor or loan officer, this would be great wouldn't it?) I'm here to tell you that you can. Wait... Scratch that... I'm here to show you how this is possible. The most important ingredient needed in any marketing plan is people!

That's right, you need exposure to as large of a group of people possible. Prreferably people who are already searching for what you have to offer. 100,000 people a month searching for a slice of pizza aren't going to care much for your marketing message right?

Well here's the solution:

Mortgage Marketing Tools Step 1 -

Go to www.google.com and type: “keyword tool” into the search bar

Mortgage Marketing Tools Step 2 -

The top link should say: Google Adwords Keyword Tool - Click this link

Mortgage Marketing Tools Step 3 -

About one quarter ways down the screen you will find a text box that says: Enter one keyword or phrase per line. Think like a prospect now. What geographic specific words are your prospects likely to use when searching for a loan, a home for sale, or debt consolidation. For example:

st louis mortgage

st louis loan

st louis loan officer

loan officer in st louis

mortgage in st louis

st louis homes for sale

st louis real estate

Enter in 5 - 10 keywords. Be sure to press “Enter” after each keyword, and leave out punctuation. (I left out the . in the word St. Louis for example)

Mortgage Marketing Step 4

When you’ve completed this step, Click the Get Keyword Ideas button. Google will now browse through their database to tabulate the number of searches that have been performed for the keywords you entered in the last month. I performed this search for the St. Louis area last month and found some impressive numbers.

I’d tell you what I found, but then that’d be too easy now wouldn’t it? I want you to perform this test for yourself. It’s more powerful when you see the impressive numbers for yourself as opposed to just taking someone else’s word for it.

Why not head back here and post the numbers that you found? This is a great way to find out just how much activity is taking place out there. Sure, we have to be realistic and admit that 50% of those searches are probably from toe dippers, tire kickers, or even the competition. Heck, you can probably write off another 15 - 20% of those searches as unqualified, or even repeats.

But here's the nutshell for you... Even if I ignore 80% of the searches performed right here in St Louis, I'd still have over 13,000 searches that were legit. If my website is the very first to be seen by these prospects each month, then do you think I might be able to pull an extra closing or two each month from those 13,000 searches? (Yes... The correct answer here would be yes...)

Isn't the web great? Now go perform your search (Or searches) and come back here to post the results! Make it a great one!

Thanks for the tips, this is an incredible tool.  I found some keywords had thousands of searches and others had barely any. It will change my way of blogging and website pages.

Chad, I wrote some articles about keyword research a little while back. Keyword resesarch should be one of the first steps mortgage professionals take in their online marketing.

In addition to geographic searches, they can combine the geo and niche searches to get even more powerful results.

For example, "St Louis FHA Loans," "St Louis HUD Homes" and so forth and so on.

Great post!
