Below you will find the sales activity within the Central and West Boca area of Boca Raton real estate for the month of March 2009 - these are all homes located West of Military Trail.

When comparing these statistics over previous months numbers, the activity in sales within the Boca Raton real estate market has skyrocketed!  In particular the condos sold during the month of March 2009 almost doubled that of those sold in February 2009!  In addition, the number of days that both single family homes and condos/townhomes dropped for the third month in a row.  Even with the average sales price of homes selling still depreciating, more buyers are taking advantage of what seems to be the bottom of the decline in house values.  This is encouraging to see both for buyers and sellers, and Realtors alike!

Four of the seventy-four single family homes sold were within the Boca Raton country club known as the Polo Club of Boca Raton, ranging in sales prices of between $220,000 (3 bed, 3 bath home with 1,958 sq ft under air) and $1,885,000 (4 bedrooms, plus guest house, 4.5 bath home with 5,345 sq ft under air).  This private member-owned premier residential community provides world class amenities and services to its home-owners and members. The hub of the Club is centered around a tremendous 145,000 square foot clubhouse consisting of a multitude of dining venues, two championship golf courses, twenty-nine tennis courts, outdoor heated pool with a children’s activity center and a phenomenal 30,000 square foot luxurious spa and fitness center. In central virginia we are still down. March was worse than February. We are hopeful that April will see a turn-around. We have 14 month of inventory based on March.
