Wipe That Egg Off My Face!

By
Real Estate Broker/Owner with Brooks Prime Properties Wichita Falls Texas

I had a very exciting line up of showings yesterday with a man that has cash and it seemed to be burning a hole in his pocket.

He was already telling me that he was more than likely going to make an offer on my listing. Yea Rah!

His concern was with the rural neighborhood in which this 13 acre property resides and the safety of the neighborhood.

I assured him that it was a safe and wonderful neighborhood and had not heard of any unusual incidences that he should concern himself with. I was telling the truth!

Egg.

My strategy: Show the neighboring house first. It was lower dollar but was not nearly the phenomenal property my listing was. I just knew after seeing this smaller property my listing would be the obvious choice.

Egg, Egg.

We pulled up in front of the property. As I was getting out he mentioned that his wife was not really interested as it looked too small. We stood and visited for a few minutes. As we were beginning to go next door I asked one more time if he wanted to take a peek inside...

Egg, Egg, Egg.

He snapped and decided to take a quick look leaving his wife in the car.

Egg, Egg, Egg, Egg.

I opened the door and we entered. It was lovely. As we entered the bright and beautiful kitchen area I froze.

Looking at the cabinets all doors were wide open and miscellaneous things were scattered. I looked around more and low and behold the back window was shattered with a large white rock and the door stood open.

Egg, Egg, Egg, Egg, Egg.

THEY HAD BEEN ROBBED! (rotten Eggs) And, there went my testimony of safety right down the drain or at least out the broken window. I contacted the listing agent and gave her the bad news. Must I tell you that it didn't sit well with the buyer? Nope.

I just read JL Boneys' incident about having his GPS stolen and the news of the neighbors robbery.

What I think is happening here is that we're living in a "Gotta have it now" society. Parents are tightening their belts and denying little Johnny of his expensive toys so the kids are going out and shopping free! Batten down your hatches. Take nothing for granted and say a little prayer that the house is in tact before showing.

Geez. What a mess. As of today the owner called me. We now have a full alarm system he tells me. Call your people and get them back! Assure them it was nothing. Sure, no problem. LOL!

Later in the rain~Deb

Deb- You always have the most interesting run ins. That really isn't the best way to show a client a house. Better luck next time.

I was showing a house and found it had been robbed of all the copper.  I was showing people who wanted privacy.  So I made the remark that thieves like privacy a whole lot.  No one could have seen them as they ripped out the wiring!

Nothing worse than rotten eggs on your face, Deb!   ;-)   Sorry you had to live through that exhilarating experience.  I'll bet you think twice before answering another question about whether a neighborhood is safe, huh.   LOL

Hi Deb...Two things:

  1. I'm hoping another buyer comes along and buys your listing real quick.
  2. How many pictuers have you had of yourself since Fall of 2007?  I think I lose you sometimes because you change photos.  Do you have any extras for me?

I never tell a client that it is a safe neighborhood, I let them go to the police websites and investigate on their own for reasons like this. Can you imagine if they had moved in after what you said and then were robbed the next night?

Oh, Deb that's horrible.  Sometimes you just wanna scream, huh?  Hopefully the listing will sell... and soon and you can sell Mr. Buyer another home. :)

Deb, I agree with Todd, it is best to direct them to the police website for crime stats! So sorry you had to find that mess and lose a possible sale for that neighborhood!

Deb - crime knows no borders!  Rotten luck!  I think we all have personally had bad things happen to our cars or houses at least once in our lives, my Suburban's window was busted out and the vehicle ransaked several months ago right in front of my house!  We once took clients to a home that we had never been in before and lets just say that afterwards we all referred to that home as "The bong house".  That felt a little eggy but nothing compared to your experience!

A shatterproof object will always fall on the only surface hard enough to crack or break it.

Thats too bad Deb.  Sorry to hear it worked out that way.  You never know what could happen.  That does not mean the neighborhood is not safe.  It can really happen anywhere, at any time.
