Bradford Hills Real Estate and Nashville TN Homes for Sale
$8000 Federal Tax Credit is stimulating sales in Bradford Hills this year. Closings are up over 2008 for the first quarter. Last year there were 8 closings during the first 3 months of the year. There have already been 9 closings in 2009 and there are 2 homes with contracts on them.
Now, the sales are up, prices are down between 8-10% on average for the neighborhood. Much of this is due to the size of the homes. This year there are many more of the larger floorplans on the market which causes the numbers to look like they're down overall. A detailed study shows that the prices are really down only 4-6% when you isolate the the homes in the 2100-2700 sqft group and the 1258-1800 sqft group. Larger 2 story homes will almost always sell for less/square foot than a smaller ranch style home.
There are currently 19 homes on the market. This would give us about a 3 month supply of inventory. Very balanced for this time of year. In fact, if you are thinking of selling in 2009, now would be the time to get your house ready and get it on the market.
