... I believe in my value right now, so I am selective with my current roster of clients - and there are many who were sent back down to the minors and didnt make my starting lineup !!

Thanks Happy God.... I don't understand the Club Chaos feature, because it's not there. I am happy that I'm Happy at Active Rain! And I was sure happy figuring it out that I am not going to work with any old Tom Dick or Harry who steps into my life.
In fact I keel hauled a guy two weeks ago. AFter we were all set up, he emails me that he doesn't want a neighborhood with a certain race in it. The guy was thrown to the sharks. It felt pretty good to know I would do the right thing and forgo a comission for my values.

I have that same easy-out clause...and have yet to have anyone take me up on it. But now that I have been armed with your experience, I will be sure to learn much more about my clients that I work with!
Great post, Sally! From my own "AH" client many years ago, I developed my "Thirty Second Rule". If within 30 seconds of talking to a new, prospective client I have a bad feeling about him/her, I decline the invitation to accept them as a client. I learned early on that my instincts are about 98% accurate, so when I hear the rattle of a rattle snake, I take heed. Thanks for the reminder, and the great story!
Very wise and I agree, life is too short for the "AH"s of the world. His name was "AH" because it was "AH, I get it now" Now, my question for you is how could it have been 20 years ago, were you 10 when you started in real estate? (Can you see why I've been married 17 years - lol)

Paula - that was a shock to me too. I'll never EVER think about using that clause again, although I wll let them out if they have a good reason.
Randy - the 30 second rule.... a good one to remember. Right next to the 3 second rule about food dropped on the floor.
Todd - I do see why you've been married 17 years! My hubby, too... we're celebrating our 30th in June, and he looks at me and says "how can it have been so long?" Smart guy. (then he says to himself "It's been an eternity!") And he wasn't AH for tha reason, but it does fit. another "AH" client... AH, I DO get it.

I was out filming this morning. It was so much fun. I was interviewing one of our locals, who is talking about how friendly Fair Oaks is, and a car pulls up to the stop sign and interrupts us. I turn the camera on the car, and it is our resident artist, whose work I have featured in my filming. Can you spell serendipity? I'm not sure I can, but I cherish the word!
Sally - I had the same exact thing happen but on first request to cancel, I let my client go. Guess who called 5 weeks later asking to re-list? The FB (ask me offline what that means later, must stay rated G here).
That's the best way to look at it, a class act can only work for a class act. You go girl...
And no I didn't re-list it!
Marvin - that's because you are a class act... and would rather teach your darling daughter how to surf than work with a freakin bozo... another creative use for FB.

You also gave me a flashback to when I was a new agent. A couple walked into the office to list their home. Yes, baby, floor time was about to pay off!!! Got to the home where the curtains were Harley-Davidson beach towels nailed over the windows - the most attractive feature of the property.
So, what does a new agent do? Ask her broker, who suggested I say I couldn't list for less than 7% and that they might be better off with Foxtons. But this couple signed. Not even a rust bucket! Lucky for me, their bankruptcy attorney (surprise!) canceled the listing agreement 2 days later.
You are so right, Sally. We work too hard and life is too short not to be selective.

I like you from your post. We once went to see a listing prospect. He had a pad of paper and told us he would give us a 1/2 hr of his time. Agter listening to him do most of the talking, we got up and said we didn't think we would be able to work ubder the cnditions he wanted. He said ,but,.... but....

Jim - I think the reason we think we can handle the jerks is we take it as a challenge. I truly DO love challenges, but some challenges are a total waste of time. Others will create a lifetime of memories.

Hi Sally, I love the idea of the slips and the yachts -- can't you just spot the AHs right off?? I haven't had the pleasure of working with my own AH, but I have seen them in the office -- they stand out!
