You see it all over the country, the listings that have bad photos. I can not believe the photos that get released with houses of all price ranges. "90% of buyers will pick out the top 5 to 8 properties they want to tour from the on-line photos" This office photo shows the corner of the room not the full room and it's cluttered. The kitchen photo shows you can stack as many things in a corner as you need and all the magnets a family can collect. That is all I see and I am a professional home stager.

           

If you were selling your car you would detail it for the first impression. Your home is your biggest investment, the on-line photos are the first impression that a potential buyer will see. The same when they pull up to the curb, grab a brochure and never come back because the photos show bad room shots and clutter.

Thanks Debby for beating the drum!  It is one of my biggest gripes... not updating photos when seasons change and not clearing the clutter from rooms.  I have had too many buyers not even look at a house because of the pictures of the sellers stuff everywhere.  I kindly let them know the sellers will take their things with them, but sometimes it doesn't matter.

Matthew, it is hard for the potential buyer to see past the stuff no matter how a realtor will try to explain that all things will be go. I feel for realtors who have to work with such messes and the homeowner wants top dollar.

Your post is right on point.

My question is why do realtors take photos of toilet seats up, cluttered kitchen counters, unmade beds and then wonder why their listings don't get chosen for viewings by the 80-92% of buyers who shop for a new home online???

And of course there's the realtor who has no photos of a new listing on her website, advertises that the home is easy to view but didn't know there was still a decorated Christmas tree in the living room mid-April!!!

Sharon, I don't know exactly but I hope we can help them change with the idea that first impressions are made in less than 10 seconds. If I looked at a house with a nastty toilet like some of the pictures show I could never buy the house no matter how much the toilet was cleaned after purchase. The bad picture sticks in your mind. The clutter mess stays in your mind and are you think is it is really dirty under neath the mess. No picutes on the wensite would make me think the house is a mess or a money pit.

Clean up the clutter, clean the surfaces to shine and get it staged by a professional home stager.

THEN TAKE THOSE BEAUTIFUL PICTURES AND SELL THE PROPERTY FOR WHAT IS WORTH!
