Millworks in NovatoThe highly anticipated Millworks development in Old Town Novato is now open for tours! We're taking appointments seven days a week, so contact us today to see the gorgeous models.

The Millworks condos are located above a new Whole Foods Market, set to open next Spring. For lots more information about the homes, visit www.NovatoMillworks.com

Prices have just been released for the first batch of Phase One homes. In all, there are 46 homes in this initial release. Two bedroom, 2 bath flats start in the mid- $400,000s. (These are roomy at approx. 1,260 - 1,360 square feet.) I think these will be very popular because of size and price.

The larger two bedroom plus den, 2 bath flats start in the high $500,000s. (These are approx. 1,453 square feet -1,597 square feet.)

One-bedroom, one bath homes start in the low $400,000s (these are approx. 812 square feet - 883 square feet).

Homeowner's association fees range from $383/month to $494/month for the first batch of homes. The homeowners association offers an amazing deal for residents, and you'll see that residents will actually save money by living at the Millworks. Here's how...

The HOAs cover all of the following:

*Trash and recyling
*Pest constrol
*Home security monitoring
*Water, sewer and gutter bills
*Landscaping
*Insurance
*Plumbing
*HVAC
*Gym membership
*Reserve fund for improvements
*Gas
*Exterior maintenance

All of this costs a typical "single family home" homeowner about $8,276 per year. But at the Millworks, these utilities and services cost $5,340 per year (based on average HOA dues of $445/month). That represents a savings of $2,936 per year or $244.66 per month! Not to mention the time you'll save with essentially maintenance-free living.

Facebook Millworks fan pageWe toured the models today and they are beautiful! The homes are laid out very well and have the type of floorplan everyone wants these days, with the kitchen open to the family room. The windows are practically floor to ceiling and some homes offer beautiful views of downtown Novato and Mount Burdell. Some homes have extra-large balconies, others have spacious patios leading to the inner courtyard. The kitchens have stainless appliances and granite countertops.

All have interior laundry, large closets, environmentally friendly materials and 8.5-foot ceilings for an extra feeling of space. There is secure, covered parking for residents and a private elevator.

We think you'll be impressed! Contact us for a tour. Remember, let us accompany you to the site the FIRST time you go, or else you won't be able to be represented by an agent if you decide to buy.

One more note: The seven units designated Very Low Income will be available at a later release date. There will be a lottery for these units and it will be well publicized in advance. You can contact us for more information.
