I would send you a picture of what you could get here in Oakville in the $130,000's but I would have to go back into our sales from about 20 years ago.

Jenny:  I find it difficult to believe that you could even remember real estate values from twenty years ago.  You were in kindergarden twenty years ago, right ?  Perhaps your mother was a Realtor at the time... and told you about those low values.  Yeah... that's it... Oh Karen,

You are too funny.  Twenty years ago I had a child in kindergarton.:) I actually got my license 20 years ago when I was 8 months pregnant with my 3rd child.  Even had another one 2 years after that.

I obviously got into the business looking at it as a career and not a get rich fast job.

Myrl:  If a home this size, and in this condition... were up for sale for around $100.00 a square foot... first of all... it would either never sell, or take years to sell until the market caught up to it.  And... even if it did sell for that price... it would not appraise.  Remember... all markets are different.  Fort Worth has been a very stable market... with some areas being either flat or losing a tad... and some having values which increased at a very slow but steady pace.  That is why we have not experienced the "bubble" bursting like many other areas have.  We've never had the bubble.  Take care...

Chris Ann:  I hope so, too.  And yes... the openness from the kitchen to the family room is great.  And, that's a great word for this home.  It DOES feel very friendly inside.  As you can see, it is a totally different market here.  As they should be saying on all of those national "talking head" shows on cable... every market is different.  Thanks for your kind words... take care...

Hi Karen, best of luck on this property. Buyers love the feel of open spaces. They like to imagine entertaining all of their friends and family in the areas.

If you don't mind, I have a suggestion. If the chair and ottoman are removed from the living room, the space would feel more spacious. Also, the end table can be moved to the corner where the chair currently is, add a few books and a lamp, and voila! You can actually pull the furniture in a little, away from the walls to really add a great flow to the room. Then the rug can be placed under the coffee table to really polish off the room.

You may even want to try making the fireplace the focal point of the room. Just some ideas to help market the property...
