I have said this over a millions times...the way that you live is NOT THE WAY THAT YOU SELL! When preparing to sell your home it is so important that the way you need to present your home to potential buyers is the complete opposite of the way you have lived in your home over the last several years.

People are there to BUY YOUR HOME, NOT YOUR ITEMS OR DECOR!  Decluttering, packing and storing is always the first step to staging your home...but it is not the final step!. The home then needs to be staged to highlight the selling features of the home.

In this home we staged you will notice that while the client had beautiful furniture, there was just too much of it. The balance and scale of the room was off, therefore making the rooms seem smaller than they were. The beautiful hardwood floors were covered by large area rugs and the fireplace was hidden by too many ornaments.

After some decluttering and furniture rearrangement, the room is now an open, inviting space that proudly displays the selling features of this home.

The furniture was arranged to take advantage of the long room and draw buyers eyes right to the fabulous backyard and built in pool

The dining room was decluttered as well and by removing a leaf from the table, exposing the hardwood flooring and a few minor additions this room now shows buyers that there is much space to entertain their guests

Very nice job, Phyllis!  Usually I would like an area rug to ground the conversation area in a room, but the rug they had in the before photo looked to big and busy, and a very different style from the furniture.  In other words, that rug was distracting and needed to go!  Also, I'm glad you had the sellers remove the tablecloth on the dining table.  The wood looks so much nicer.

You have proven that you don't have to bring in all new things to beautify a space.  Simple furniture placement makes a huge difference here.  I agree about the rugs--the hardwood floors needed to shine!  Thanks for sharing your transformation!

So, you've embraced that spartan bare look too!  I'm not sure we're right proliferating that look all over Jersey.  The living room looks like a rug is missing, and for me it dilutes any kind of richness the look had before.

I'm doing it too, Phyl, and I'm not sure the spaces we're creating are welcoming.  I say several times a day to sellers, "staging has changed in New Jersey, again, and the look is now much more spare, with open gaps."  And then I try to explain how it has come about.  Still don't think I've found the right answer.  My guess is that no-one can afford full rooms-worth of furniture from the rental companies anymore so we all make do.  But that's not much of a reason, is it?  <grin>

They say that a picture is worth a thousand words. Well as it is in most cases, the pics don't truly depict how the actual room looked because of the angles. I have to tell you that the client had a painter working on one of the bedrooms and when he came downstairs he was blown away by how much bigger the living room looked. Her house cleaner thought the same thing. Buyers like space and before the Staging that room was completely out of scale.

I purposely removed her area rug because it cut the room in half and her floors were fabulous. I am not sure I love the bare look, I use area rugs when they will definitely warm up the space, but in this space it did not work, as was agreed by myself and two staging assistants.I am sure this house will sell quickly!

When I saw the before pic, here's where my head went: Grandma's house, Sunday afternoon, there is a pendulum clock ticking in the background, I can see dust particles floating in the sunshine, the air is a little stuffy, not unpleasant, just needing to open a window and let in some fresh...OH MY GOODNESS! You opened the window!  The after pic took me to the daughters house, the sprinklers are going outside, the birds are chirping, there is contemporary music playing (not too softly) in the background, kids laughing, this house is ALIVE!  I might agree with the area rug suggestion above, if you were headed into the fall or winter and staging, otherwise, FAB-U-LOUS!

I think you did a wonderful job!  Of course it would be nice to have a budget to use more updated furnishings, but that's not always the case and you've successfully proven that it is possible to make a home shine with what the owner's have.  Staging doesn't have to be a complete redo as many people think.  A great professional home stager such as yourself will always be able to make a property showcase to its fullest potential, even if the furniture/decor is older and not current.  Nice job!

Here is what I did not say about the house. This staging has gone one for months..there was wallpaper removal in several rooms. Dark walls were painted, rugs were replaced and lighting was updated. By the time I finally got into stage, this house was totally transformed. The client spent $12K on renovations PRIOR to me coming back to stage....all that being said the client and realtor was very pleased with the house transformation and the realtor sees no reason why this will not sell quickly. 

I cannot just "rearrange" furniture if the bones of the house are not pleasing. Staging is SOOO MUCH more than furniture placement and area rugs

 

It is our job to give the realtor a better product to sell and keep within the clients budget

Whoah! Some very challenging prints to work with and try to coordinate. I would have probably wimped out and started suggesting solid color slipcovers for some of the furniture. The good news is that they q consistent with the style of furnishings they have in the home.

You did a great job of de-cluttering and making sure the viewer could see across the room instead of having a fireplace view partially blocked by the back of a sofa or a dining room grouping hidden behind one too many chairs.
