Shhhh.... The Biggest Perk of Having a Partner in a Professional Stager

By
Home Stager with Reinventing Space

Stagers - Doesn't it just crack you up when you're in conversation with a Realtor telling them about your profession, and they say something like - "Oh yeah, I do that  too for my friends who I list for..."  I use to quizzically rebuttal; now, I just say really... and knowingly smile at my smart  Realtor partner across the room.

I don't need to get into the minutia of all the  basic  benefits a Realtor should already be educated on by partnering with a professional stager -

••          Assist the Realtor to show the home in its best light and make wise, cost effective updates.

••          Free up time for the Realtor so they can sell & market the home.

••          Takes pressure off the Realtor through objectivity.

••          Minimize tension.

But I WILL share with you the details of the biggest perk you may have over looked.

••          A Professional Source.

A professional, well established Home Stager is just like a same Realtor - They have their own contact list, business associates, as well as savvy selling strategies and marketing skills.

Contact List: A well established stager has formed a mailing list over the years she's been in business.  We send out newsletters, etc... just like you, helping market you & your listings.   And... I highly doubt our list coincides with yours.

Business Associates:  Most home stagers usually offer interior decorating services as well, which means she can work not only with your sellers, but with your buyers to make their new home beautiful too.  And as you well know... A happy homeowner is your best referral. And because she also offers these services, she has a chocked full list of loyal and great service contractors.

Savvy Selling Strategies:  We want the job as much as you do.  We bring in a whole other selling methodology to help educate your clients on the benefits of staging.

Marketing Skills: No different than you, we are constantly marketing our services; we bring another level of exposure for your listings.  Home Stagers and Re-designers are media daredevils, some even have a PR Pedigree - Meaning they're had some really nice media exposure.  They have no fear of sending out press releases, blogging, conducting speaking engagements, etc...- Their creativity easily extends to creative marketing.

CASE in POINT:

This Home Stager's recent Active Rain post: Bare Bones Staging Budget?  The Case of Two Teachers, Two Mortgages and a Baby.

Professional Source Results:

•-          Savvy selling strategies & PR Pedigree helped convince bare bones budget seller that staging was worthy of stretching their pocket book.

•-          Use Contact list by including post link in monthly E-Newsletter.

•-          Used Marketing and Speaking skills by conducted mini- staging workshops at Broker's Open House.

•-          Used PR Pedigree Again - Home staging was filmed by local TV show.

Lots of good information here.  I wish some of the RE agents in my area would also see these benefits.  I have a few of them that do and are reaping the rewards.  We work well together and those RE agents are doing very well indeed - even in these tough times we can help each other.

Vivian & Emma,  This is what I find so interesting - Staging has been around for over 20 years and really has had its kick the past 10.  Welcome to the 21st Century!  If you think "Old School," you get left behind - The Realtors NOTusing Staging as part of their Marketing package, are not serving their clients to the fullest, not being up-to-date on properly packaging their homes for the market, and not benefiting their own Marketing campaign for every one of the clients.

Here's the kicker, the Homeowners totally get it - So if you were selling your home - who would you hire?  I get more Realtors calling me because their clients asked - Shouldn't it be the other way?

Julea: In addition to all the wonderful points above, home stagers are also a source of clients. I market directly to consumers and I am contacted several times per month by home sellers that are ready to list, but don't have a listing agent. These are people who are motivated to sell, they're willing to invest in the selling process (by hiring a home stager) and they are open to suggestions about whom to list with. Of course I'm going to recommend the listing agent that I think will do the best job selling and marketing this home, and of course that will be a listing agent who embraces the concept of home staging.

Thanks for all the great points you made above. Very well written!

Good post Julea.  And I love your points Michelle.  I have already gotten fed up with the realtors discounting the value of home staging and I just launched my biz March 1st!!

I had already decided I was going to homeowners and not trying to get past the realtor gatekeeper who can't see past their noses.  I am preparing a  workshop/seminar to market staging in May, and realtors will get invites, however my focus will be on homeowners becoming savvy sellers with or without the help of realtors.

Sharon,  Don't count out all Realtors, once you find your group of good one, they're the BEST!  I really like your idea of focusing on the Homeowners for your seminar.  Upstage those Realtors!  (Pun intended...)

Michele - You said it!

Julea ~ You're so right, the top Realtors are the ones who understand that partnering with a professional stager will just enhance their business goals.  More and more, homeowners are calling stagers directly.  Yesterday  I did a consultation for a couple at their home, and then they asked me for a Realtor referral ... naturally I gave them one who believes in staging!

Clever points Julea.  The power of sight and sell.  The realtors and homeowners who do best are those that embrace the staged to Sell maxim.
