Blogging..Push me Pull me marketingHi Folks. I know I've written about this topic on several occasions but I feel it's worth repeating. Don't wait for people to find your blog, PUSH it at them. The way I look at it is, I spend a lot of time and effort putting together blog articles. Just about every thing anyone could ever want to know about Real Estate in Poinciana Fl, what I do and how I do it, I have already written about. Why not use it?   

Here's an Email I recently sent out:

Hi Mr New Seller,  

I have attached the listing agreement for your review and signatures. Also, there is a 5 page "Property Disclosure" that needs to be completed. Please initial ALL pages and sign/date where indicated. I will pick up the key from xxxxxx Realty on my way over to the house tomorrow morning.

OK a couple of points:

My suggestion is to Range Price the property from $179,000 to $189,000 trying to sell as close to $185,000 as possible. By pricing this way, I am able to enter the property into the MLS(Multiple listing service) at the lower price in the Range. This will make your property the best priced home of it's size in Poinciana. This will increase our showings and increase our chances of getting offers. When priced this way, the first line in the public remarks will read: "This property is Range Priced. The seller will consider offers between $179,000 and $189,000 with $189,000 being a full price offer" We are basically inviting offers.

This LINK will explain Range Pricing in more detail.

Also, we will advertise in the listing, that the Seller will contribute towards the Buyer's closing costs at the right price. Buyers ARE going to ask for closing costs. You can count on it. The maximum allowable is normally 3%. They are going to ask and they are going to expect it. So count on about $5,800. With the Range Pricing we will just have to negotiate accordingly. If we are giving.... they are paying.

Mr New Seller, I want to thank you again for the opportunity. I know time is of the essence and I will do everything I can to get this house sold quickly. If we need to make adjustments I will let you know immediately.

I promote my blog as well.  It's on my email signature, twitter, advertisements on craigslist & backpage, and on the wall of many corner bars throughout Allentown;)  I still have a long way to go in optimizing how I promote my blog, but I am not only learning... but practicing it.  Hope you are well, Bryant.

Bryant, this is exactly what I am trying to do. Write posts about every question buyers/sellers ask and then be able to reference them when sending emails or in posts, put links like you did here. It's labor-intensive but I have no doubt it will pay off big in the future! Congrats on the Gold Star!

We need to be proactive in promoting our blogs.  After all, as Karen Anne so aptly put it, RELALTORS are pushy, pushy, pushy.  Might just as well act that way.

I have done this for a a few months myself.  I do it a lot when someone wants to look in a particular neighborhood and I send them to my blog about another neighborhood that might be similar. I also do it for first timers.

Bryant- We are always pushing the good stuff on our blog- get them hooked on it! Yep, keep them coming back for more.

We even invite other agents in our market who have no clue about short sales to our blog to read our articles. They tell their buyers to read our blog:)

We also use bookmarks with our blog address on them and bring them to use as pass alongs to everyone we meet.

Here's some hokmework for everyone.

Include at least one link to EVERY email you send out. If you don't have an applicable article to link to.....write one. 

I have just hired 2 new agents and they too are being trained to link to my articles. The reason os twofold. First they can provide information from a 3rd party (me) that adds credibility to what they are saying and secondly it directs people to my site.

Getting user engagement is key. When i emailed about an oceanfront condo, that reduced its price last Thursday from 195k to 95k, with a link to emai me, i got forty responses. Actually, i put two links in the email and it was interesting to see which users clicked which links. There's always something to learn about online marketing ain't it?

BB - I have to say that this was a very timely post for me.  Earlier this year, I started including links to my blogs in some of my emails to clients and prospects just like the way you illustrated, with the intention of driving people to my blog.  Being new to AR (eight month & counting), I didn't have a lot of material to "push" at them but I did the best I could with what I had to work with.  After awhile, it just sort of became habit and the more material I had to work with the more often I got to practice the opportunity.

Recently, I got a call from a Realtor, who found me on AR, and we had an incredible conversation where she turned over three clients to me that I am now working with in trying to get them pre-approved for a local county dpa program.  In following up with the Realtor to thank her for the business and update her about the appts I've made to meet with her clients, I included some links to some of my blog posts about some topics that she and I discussed.

Last night, I got a call from a woman who told me she was referred by the Realtor.  The woman is interested in purchasing her first investment property and the Realtor had sent her my blog link about a post I wrote for first time investors.  I'm meeting with the woman later this week to get her pre-approved.

This morning, I got a call from the Realtor and she was also intrigued by the same post I sent her and she too is looking to buy her first investment property and wants to know more about the program I was promoting.  All because I included links to some of my blog posts in an email.

Anyway, I just wanted to tell you that and hopefully some other newbie reading this post will not feel so discouraged because they don't have a huge library of blog posts to work with and hopefully they will feel inspired to do the best they can with what they have to work with like I did.  While I am no master blogger like you and much of the AR community, I have managed to do ok with what I have to work with and so far, it's working out well for me.  Thx for being an inspiration to us newbies BB.  :)

Karen Anne, The seller I made this video for called me in tears because we had just received another really low offer on her house. She and her husband had already moved across country and the stress was getting to them. After I sent her this video she called me back with tears of joy and laughter in her voice. How can you poissibly find that "disgraceful"? You are certainly entitled to your opinion but it is neither welcomed or needed on my blog. So please just move on. This blog is for teaching and learning.
