Thanks, all, who contributed to the previous discussion.  Showings have been brisk, with lots of great feedback.  Unfortunately, the home is in a cluster of lovely homes in this price point, and while it competes favorably, it's not the leader of the pack yet.  We need one or two others to sell first.

Just gorgeous! Amazing how a decade was defined by a few colors, and a current home cannot shake that decade without a fresh coat of paint, no matter what they do!

That wallpaper must of been a favorite back then. I just finished a home in Morristown with the same paper in the breakfast room but unfortunately time was an issue and we had to leave it. Time and time again the wallpaper just dates a room and the owners are surprised when we mention it. Great job!

YIKES ... and WOW.

It still amazes me every time I see a space like this ... it's a simple as paint why don't people get with the times?

You did a fabulous job ... looks so much fresher , not stuffy and old looking anymore.

Yeah, I know what you all mean.  Luci - hi there, and welcome to RESA-nj.  Liz, it's wild isn't it - Just a coat of paint and calming things down.

I'm breaking a Melissa Marro rule here - leaving dining room chairs in the corners!!  Funny, but the realtor really wanted it.

Beautiful change, but as a realtor I suggest not waiting for the one or two others to sell, because you can bet that a few other will be listed to take their place. Better to lower the price to lower than the other two now.

Well, Linda, you make an excellent point.  However, this constant lowering of the price devalues entire neighborhoods and needs to be done responsibly.  It's a tough position for sellers right now.  It's as if sellers have to collectively take a stand and say, no, in this area, the price is x, the value is x + 10 and if you want to live here, that's what you will have to pay.  

I've been in that position 2x as a seller and have yet to get someone to stand with me.  The first time, I was able to hold -- in 2003.  This January, I had to fold.

 

Thanks, Michelle, Liz, Cheryl and Cathy.  I did  4 consults yesterday, and each one we had a wallpaper problem.  Might do a seperate post on it, as it seems that we are not getting through with this message at all!!
