Just wanted to give you a snapshot of where we are today, in Mahwah, sales-wise.

We currently have 90 residential homes active on the NJMLS. ( the data is only for single family homes - not condos ) I ran a brief CMA beginning on March 1 and ending today so we can see actual sales, number of days on the market and what percent of asking price the homes sold.

I do this, often, not only for my own information....but I share with my sellers. This info is a valuable way to discuss pricing, market changes, etc., in a factual and less emotional way. The sellers can see, at a glance...that the numbers don't lie. And, the numbers clearly indicate what price point homes are selling at ( or not).

Often, sellers and buyers, get their info from the media and it can be skewed to a specific place outside the sales area or they may go by what friends, neighbors, relatives or even other realtors are telling them.

 Always, rely on the numbers...because numbers don't lie...

To answer your question Michael --- I went into the data and for the same time period in 2006 in Mahwah from March 1 to May21, 2006... we actually had 0 homes undercontract and less homes sold. See the chart below and note that the average price is up in 2007. Thanks again for a great question. Pamela
