Austin Energy Audit Program starts June 1st, are you ready?

Here it comes, ready or not.  The Austin Energy Audit program.  It will apply to all homes serviced by the Austin Utilities Company.  The short and sweet of it is.. if your home is 10 years old or older, you must supply the buyer with an Energy Audit Report.

This report will be similar to a HER report, it will have to be conducted by a certified inspector who is licensed by the City of Austin.  It will have a cost attached to it of somewhere from $200-$400.  I will check on that and update it as I can.

The seller of a residential home must supply the Audit to buyers, the sellers are not responsible for doing any repairs mentioned or suggested on the Audit. It will not replace a Sellers Disclosure, the Audit is in Addition to a Sellers Disclosure.

There are some exceptions to the Audit requirement, it does not apply to Foreclosures, Short Sales that have been approved by a bank or lender, a sale in probate or a sale to a relative in the same family.  (other exceptions or exemptions can be found on the website).

Get ready home owners, if your home is more than 10years old you will need this Energy Audit before you sell your home.  Yes if it is under contract now and scheduled to close on or after June 1, 2009 you must have the audit to give to the buyer BEFORE YOU CLOSE THE TRANSACTION, or be prepared to face a fine up to $2,000.

I truly hope that's something unique to your area. Have you heard of this catching on in other communities near you?

Just what we need, another piece of negative information to pass along to a prospective seller. Not to mention that there will be buyers that will want to use the audit for leverage.

Ed, I do think its unique to our City of Austin.  The mayor here thinks we need to be the "greenest"city of them all.  This is modified from what the City Council tried to impliment, the Realtors and our board fought hard to keep it at this level.

We Realtors foresee this as a snafu to end all snafu's...  closings backlogging and a lack of qualified/certified inspectors and as you see the buyers using this Audit as leverage... it is going to open many cans of worms. 

Much of our city is more than 10 years old so it will affect a good amount of home sales.  I think we are going to need all the Goodluck you can send us. :)

The point of the audit is to make the buyer aware of low cost, high efficacy upgrades for which Austin Energy has rebates.  The idea is to reduce demand for electricity so the City of Austin doesn't have to build more power plants.  I understand how taken by itself, the audit could be annoying.  But when seen along with its purpose, it is a good thing for the community.
