Today must be my day for number crunching (and my High School Math teacher is probably chuckling right now because I am running numbers and data on my own - not just for homework). I am taking a snap shot to satisfy my own curiousity and to help my sellers understand what in the world is going on in their town & market.
Sometimes, sellers in particular, wonder why their town is not selling or not getting prices of a town --- right next door. It is difficult for them to understand perceptions and may even be more difficult for them to understand the reality of the new real estate market.
I ran the data on the NJMLS from March 1 till now for Oakland...and we can see that homes are staying on the market longer over all in Bergen County and sale prices are at the best levels we have seen in a number of years. In Oakland there are 101 single family homes currently on the market today. Definately a buyers market here as in other areas of the country. There are exceptions, of course, and that is why for both your buyers and sellers you should take a look at the data.
Oakland is a terrific town that should be considered....because there are not many affordable opportunities left in Bergen County or even North Jersey for that matter. The town borders Franklin Lakes and Mahwah and has access to all major modes of transportation. Great Value, too.
