A Spotless Shower - and Bathroom - Speaks Volumes To A Buyer

After reading another featured post here on Active Rain today posted by David Width, Jr. commenting on Classic MLS Photos, I had to write this rebuttal post...2456 Tuckahoe Court, Waldorf, MD

You see, I had to disagree with one point David made, and everything else he said was 100% spot on...the one point I disagree with is the 'closed shower curtain', if you have to photograph it at all.

Here is why I think it's 100% necessary to photograph bathrooms: Buyers want to see them!

First of all, don't assume that a buyer knows what type of shower the house has...It could be an enclosure like the one to the right...Can you tell what kind of tile or fiberglass or whatever is behind this shower? No you can't, but you know the panels are frosted...

Or it could be like this one and not frosted and tiled       instead...You can get a good look at this shower and see it's not tiled at the bottom but instead has a pan...and it looks pretty clean and well kept too...

Some showers don't have a door enclosure, but they have decorative tile and you want to know that. (Oops, I guess we got caught with an open toilet in this picture. Remind me to flog my father with a wet noodle next time I see him.)

Look how clean the tile is in this picture. Can you see any grime around the perimeter of the bathtub?

 

 

 


Here's my point! There is NO place in a house things become MORE PERSONAL for a prospective buyer than the bathroom. I rented a place once where you couldn't pay me enough money to sit down in the tub/shower combo. I didn't care how many times I scrubbed - it wasn't going to happen! (And the only reason I ended up there is because my husband rented the place while I was still across the country. That was fodder for many squabbles long since squashed!)

A bathroom and it's relative cleanliness speaks volumes about a seller...and whether your buyer will admit it or not, it IS something they look at, and it is something they want to see.

Minus the open toilets of course!

Ah yes, the bathroom.  I have seen many deals fall out because of bathroom issues.  There is something very personal about both the bathroom and the kitchen.  Both of these areas need to be spotless for potential buyers viewing homes.

I too agree that the bathroom and kitchen need to be spotless.  Yes I believe that you should also photograph them if they are large enough and free of personal items.

Nice post Christianne.  Sometimes I like to take pictures in small bathrooms where the mirror shows both sides of the bathroom, thus making it look a little bigger. Great photos by the way.

I completely agree and often folks will look or pass on the number of bathrooms alone!. I also agree that good photos are a must at all times! Good points and thanks!
