First Time Home Buyers, maybe your think about buying land to build a home on. This is also good information for anyone thinking about buying land to have a home build, and for land investors.

You need to ask yourself, does this land Perk? This is perhaps the most important question you want to ask, and have the answer for.
Some of you reading this, just may very will be thinking. Just what in the world is this guy talken about.
A perk test, is a simple teat- Done so you know if the soil of the land in suitable for the septic system. That will be needed for your home, if your going to be building your home on. And there is no public sewer coming to it.
In some parts of the Country, if these is no perk, then that means no home built, period. A perk test is done by digging a hole
or holes in the proposed septic area.
The depth of the hole that needs to be duged for the test, varies according to the local regulations but usually ranges from a couple of feet to no more than 12 or 14 feet. The inspector will fill the hole with water to a predetermined depth and then record the amount of time that is required for the water level to fall a specified amount. The water level can not fall too quickly or too slowly. Now in some areas, you can use alternative sewage systems on land that has been declared unsuitable for conventional septic systems. Like using a sand mound septic systems are sometimes approved if the land should fail a conventional perk test. A sand mound system is similar to a regular system except that special sand is brought in to use to construct the drainage field.

Sand mound systems are not allowed in all areas, so you'll need to check to see if they are in your area. The cost to put a sand mound system in, is two to four times more than that of a standard septic field, they can also be noticeably unattractive. It sure is best to know and understand your sewage system options before you make a commitment to buy a parcel of land.

Dale that is some good information for folks thinking about buying land and building a home. If they have to put in a septic or even drill a well they best find out what the area will allow and not allow. It would be ashame and then find out they could not build and that has happened to some folks. Deptending on the area they have different types of systems and you best do what the environmental folks say or it won't pass inspection.
