It's spring, and market aside, you have "moving fever." You have been in your home awhile, and it needs some home improvements to bring it back to life again. There are some great deals on the market on some homes that have already been upgraded. Do you fix up your own place or do you move on?

This dilemma has probably crossed the mind of many homeowners who want to modernize their residence. The first thing to take into consideration is how much it would cost to buy a new home. You must figure the price of selling your home and real-estate costs (packing, moving, and financing of a new loan). There may also be some hidden items, such as the new owners asking you to replace an old appliances, or carpeting. Sit down and get a clear estimate on how much time and money it will cost you to actually make the move. This will leave you with how much cash will be available for you to put down on a new house.

Another thing to take into consideration is your current location. Do you like your neighbors and school district? Is it an easy commute to your job? If you have been happy with your neighborhood and where you have been living, you may want to seriously think about remodeling. If you do not end up with the home you want, you may regret your move. Start by estimating crucial renovations to upgrade your home. Decide what changes are most important to you (Scratch that - to POTENTIAL BUYERS), and go to different home improvement stores for prices. Get estimates from more than one contractor. Estimates are important if you plan on adding extra square footage.

Compare the cost to move to remodeling, and factor in friends, neighborhoods, work commutes, and school systems. The more you have put in your home, the more it may be worth it to you to stay there - especially if some of the upgrades you have made for your family might not add much to the selling price.

If a perfect world, you might have started weighing the costs of moving vs. staying put at least six months ago - but things are what they are! If your current home can be made appealing to buyers in a short item frame so that moving soon is truly an option for you, go for it if that's what you decide to do!
